I've been avoiding this for quite a while and I'm not sure why, but it stops today.

Earlier this year I started posting random "real estate" related posts that my brokerage recommended to keep my name out there. But, a friend of mine advised that it seemed too generic and it wasn't me. He said to keep things authentic and tie my brand to who I am. So here it is.

I go to the gym. I don't give up. The gym is something so much deeper than lifting weights and looking good. It teaches discipline and delayed gratification. Working out for one day will not get you the physical appearance or your health where it needs to be. It takes daily effort and faith that you're moving in the right direction even if you don't see any results right away.

I'm a real estate agent. And one thing I can promise you is that I put the same amount of effort that I put into the gym into everything that I do. So if you're looking for an agent that won't give up and will work hard, I'm your guy!

Understanding the key components of your home and staying on top of maintenance will save you in the long run. Here are five crucial things every homeowner should know to protect their investment.

1. How to turn off the water
Turning off the water supply to your house will allow you to quickly stop water flow in a plumbing emergency. This includes burst pipes, leaky faucets, overflowing fixtures or other serious plumbing issues that could cause severe water damage.

2. Where the circuit board is located
Every home is different, but circuit breakers are typically tucked away in low-traffic but still accessible parts of the home like the basement, garage or utility room.

3. The age of your roof and appliances
Knowing the age of your roof and appliances will help you keep track of when they need to be maintained and replaced. If you have the original purchase agreement records, the installation date of your roof and some appliances may be included.

4. How to change your filters
Maintaining your home’s HVAC system is essential to both your comfort and the longevity of these systems.

5. How to change your smoke alarms
Depending on whether your home has battery-operated or hardwired smoke detectors, regularly checking and changing them is essential to maintaining your home. Always refer to the manufacturer’s instructions and replace any units that are over 10 years old.

Winter storms can severely damage power lines and create outages. When the lights go out, you should first contact your electric company to inform them of the outage.

Here are some other things you should have prepared in the event of an outage:

- Flashlight
- Battery or solar-powered phone charger
- First aid kit
- Battery or hand-crank powered radio
- Spare batteries
- At least 3 days of water and food supply

Preventing bursting pipes in your home is essential to avoid costly repairs and water damage. Here are some tips to help keep your pipes from bursting:

- Pipes in the attic or basement are more prone to bursting in cold weather. Insulate these pipes with foam sleeves or wrapping to help keep them warm.

- Set your thermostat to at least 55 degrees Fahrenheit to keep your home warm and prevent your pipes from freezing.

- If temps drop below freezing, let your faucets drip slightly to help prevent your pipes from freezing and bursting.

- Disconnect and drain outdoor hoses to prevent water from freezing and expanding, which can cause pipes to burst.

- Check your pipes for leaks and seal them with caulking or insulation to prevent cold air from entering and freezing your pipes.

By following these simple steps, you can help prevent bursting pipes and avoid costly repairs and damage to your home.

The new year is a great time to donate gently used clothing and other items to resale stores, shelters and people in need. Not only does this help others, but it also reduces waste by keeping items out of landfills — a small but impactful step toward addressing a growing global issue.

Chicagoland is home to dozens of organizations that accept clothing, furniture, household goods and personal items to repurpose and distribute to those in need. 👉Read on to learn about where you can donate.
