Office Attendance Edges Lower
Big-city office attendance averaged 49.8% of pre-pandemic levels for the week ended Oct. 11, down from 50.1% the prior week and remaining consistent with a general pattern of the past year in the latest tracking by Kastle Systems.

The security technology firm’s weekly gauge of 10 large cities based on anonymous keycard data from clients’ office properties, peaked at an average 50.4% in the week ended Jan. 25 and matched that level in the week that ended Sept. 20. It has generally ranged from between 46% and 50% in most weeks this year.

Retail Sales Rise
September’s U.S. retail and food service sales increased by a better than expected 0.7% from the prior month and rose 3.8% from year-earlier levels as resilient consumers continued to spend at restaurants, on personal care and at other types of stores.

Not adjusted for inflation, sales totaled $704.9 billion, the Commerce Department reported Tuesday. Food service and drinking places led year-over-year gains at 9.2%, with health and personal care stores up 8.3%, auto dealers increasing 6.3% and general merchandise retailers gaining 2%. Spending at gas stations rose 0.9% for the month but was down 3.5% for the year.

Other notable decliners for the year included furniture and home furnishing stores at 5.9%, department stores at 4.7%, and building material and garden supply dealers at 4%.

商業地產買賣需要律師嗎?

普通住宅地產不太找律師,除非有了糾紛。但是在商業地產買賣雙方有律師介入是非常常見的。其實在紐約很多甚至所有的商業地產都是經由律師去處理的。

商業地產交易比較複雜,而且買賣金額比較高,所以買賣雙方很多時候會有律師介入。律師費並不便宜;有些是收flat fee, 大部分是按小時計算,大概從二萬元起跳到十萬元左右甚至更高。那麼找律師到底有沒有這個必要呢?我的建議是見仁見智,要看交易本身的複雜度。

譬如說我最近的幾個交易,譬如說土地買賣及開發,牽涉很多方面,那麼有律師介入就是非常必要的.還有交易除了地產外,也包括的生意買賣,雙方也都聘請了律師來在文字及合約上更確保其安全性。二三十年下來,我碰到過很多很多的交易有律師介入。很多時候在買賣交易有律師也是很好的。但是,

第一,要找專精或者對地產是有很多經驗的律師。

第二,找的律師要以客人意願為主,要按照客人的意願去完成這個交易,該強硬的時候強硬,該柔軟的時候柔軟,而不是永遠劍拔弩張,而破壞了整個交易,好的律師應該是一個deal maker , not a deal breaker 。

第三,收的錢要合理,不要東拖西拖,結果把事情變得更複雜。

如果律師合乎這三個條件,律師就會讓您更安心的完成很多複雜的文件,及避免不需要的糾紛.

當然我也碰到過有些律師把事情搞得很複雜收錢收得很高,明明是我們仲介都可以做的事情他也一手來去做,而且跟對方的律師爭吵不斷,結果最後把整個交易都搞砸了;客人當然很不開心,因為交易沒有了但是律師費還是要付。

所以很多交易找律師是必要的,但是要找合於前面提到的三個條件才好。

Los Angeles Apartment Rents Continue To Decline
"Average asking rents in the Los Angeles multifamily market peaked in August and continue to decline half way into the fourth quarter.

Since reaching a peak in August, average apartment asking rents are down just under 1%. This matches the trend of most other markets across the country, as CoStar's daily asking rent series — informed by near real-time reported rents across Apartments.com and CoStar’s other multifamily platforms — shows that average rates nationally are down 1.5% over the same period. Most areas of L.A. County are seeing rents decline, with only a handful of markets seeing rates hold steady or increase.

Another signal that suggests the market may be tempering is the percentage of properties over 25 units that offer some level of concessions. The percentage providing concessions was fairly stable for over a year, but in September and October the number spiked. As of the end of October, more than 22% of apartment properties were offering concessions. Property managers are likely feeling more pressure to secure tenants in the current uncertain economic environment."

Outlook Calls for Losses To Be Minimal, but Economic Uncertainty Clouds the Picture
