Let’s talk about appreciation. My buyer just closed on a condo that needed some updating but she was up for the challenge! I was able to get her offer accepted for $10k LESS than asking price and negotiated a $5k credit towards her closing costs (this was a multiple offer situation.) Yes the place needed some updating and it wasn’t perfect BUT she has vision.
Appraisal came in $20k OVER contract price (instant equity!) THEN last week another condo in the same complex closed at $100k over what she paid 1 month ago!
So far she’s up $140k! Then she updates her kitchen, which is so cute ☺️ and I’m sure she just added another $30k of appreciation! So now she’s upwards of $170k of equity in less than 90 days! That is AMAZING!
