Min Woo Realtor Realtor® serving LA & SGV. I merge data precision with strategy and timing to create comfort, clarity, and confidence in every move. I don't take that lightly.

Built on discipline, service, and performance—real estate done with purpose. Real estate is one of the most personal decisions a person can make. Whether you're buying your first home, selling a place full of memories, or making a strategic investment — there's real emotion behind every step. My foundation was built through years of discipline, service, and showing up when it mattered most. That same energy is what I bring to every client relationship — the kind of presence that makes people feel heard before they feel guided. I work with first-time buyers who are nervous and excited all at once. I work with sellers who've built a life inside four walls and need someone who understands what it means to let go. And I work with investors who need a clear head and sharp instincts on their side. Every situation is different. Every person deserves a process that fits them. What I've learned is that the best outcomes come when people feel comfortable — not rushed, not overwhelmed, not left in the dark. My job is to bring clarity to the moments that feel complicated, and calm to the ones that feel uncertain. I built this practice on four things I refuse to compromise on — preparation, honest communication, relentless follow-through, and genuine care for the person across the table. That last one matters most. Serving Greater Los Angeles and the San Gabriel Valley, I approach every transaction the same way: with your goals in front, your comfort in mind, and your best outcome as the only acceptable result.

🏡 BUYER'S MARKET OR SELLER'S MARKET? 👀
The San Gabriel Valley market is shifting — and the playbook is changing with it.
Homes are sitting longer, sellers are adjusting prices, and buyers are negotiating harder than we've seen in years.
🔑 BUYERS: This is your window. Negotiate — ask for closing cost credits, look for price reductions, and find the motivated sellers. The deals are out there for buyers with a strategy.
🏡 SELLERS: Don't get discouraged by a low offer. Some of the best deals start with a counteroffer. Price it right, present it well, and the right buyer shows up.
💡 The opportunity is out there. You just need the right guide.
👇 So what do you think — buyer's market or seller's market in the SGV right now? Drop it in the comments.

With rates sitting at some of their highest levels in years, a lot of buyers are walking away from deals that actually still pencil out. A rate buydown, whether it's temporary points that lower your payment for the first year or two, or a permanent buydown that locks in a lower rate for the life of the loan, can be the difference between a payment that feels impossible and one that works. At the same time, we're starting to see the market shift in buyers' favor in a handful of neighborhoods, homes sitting longer, more price reductions, and sellers more willing to negotiate or help cover buydown costs themselves. That combination, a softer market plus a buydown strategy, is opening doors for buyers who assumed they were priced out this year. It only works if the math gets run on your actual numbers though, not a generic online calculator. Send me your target price range and I'll show you what a buydown could really do for your payment.

If you're in a competitive offer and the appraisal comes in under your agreed price, that gap does not disappear on its own, someone has to cover it. Buyers can pay the difference in cash, renegotiate with the seller, or in some cases waive the appraisal contingency upfront to make an offer more competitive. None of those is automatically the right move, it depends on your cash reserves and how much you want the specific home. Before you write an aggressive offer, know which option you're actually comfortable with. If you're gearing up for a competitive offer right now and want to talk through which of these actually fits your situation, send me a message, I'm happy to walk through it with you before you submit anything.

That's a wrap on 30 straight days of daily content, and if you've been following along, thank you for sticking with it. Tomorrow kicks off month two, and the plan is to get even more specific and hyper-local than the first round, less general advice, more actual numbers tied to real neighborhoods. Along the way, I'm opening up a handful of no-pressure strategy calls for anyone who wants to sit down and actually map out their next move, whether that's buying, selling, or investing. These aren't sales calls, they're just a chance to talk through where you're at and what makes sense for your timeline. If that's something you've been thinking about, comment 'call' below or send me a message directly, whichever's easier for you.

FAQ Friday: 'Can I buy a home while I still have student loan debt?' Yes, in most cases, and this trips up more buyers than you'd expect. Lenders look at your full debt-to-income picture as a whole, not just one line item like student loans in isolation, which is where a lot of the fear and misinformation around this starts. I've had plenty of clients close on a home while they were still actively paying down their loans, because the rest of their numbers worked even with that debt factored in. There's no blanket rule here, it really comes down to your own income, your other debts, and what you're working with right now. If you've been holding off because you assumed student loans automatically ruled you out, send me a message and let's actually run your numbers together.

Neighborhood Spotlight: Arcadia and Temple City. These two cities are consistently among the most requested I hear from the families I work with, and it's almost always because of the schools driving the search. Ratings websites will give you a number, but a number doesn't tell you what's actually changed recently, which programs are strong right now, or how school boundaries might affect a specific address you're considering. That kind of context is exactly what I bring to families who are house-hunting with education as the top priority, not just chasing a top-line score. If education is what's driving your search, don't rely on a ratings site as your only source. Send me a message and I'll walk you through the real, current breakdown on either Arcadia or Temple City.

Something worth sharing after this weekend: close to 30 buyers came through ChouTeam listing at 456 Alzado St, Monterey Park, CA 91754 on Saturday between 2 and 5pm, even with rates sitting above 7%. That kind of turnout tells us this pocket of the San Gabriel Valley is still very much in demand, rate environment aside. One trend Kelvin and I keep hearing directly from buyers: a lot of condo and townhome owners are looking to move up into a single-family home, and weighing whether to sell their current place or hold onto it as a rental. If you've been curious what buyers are actually saying right now, or how the rental market in Alhambra and Monterey Park has shifted over the past couple of months, we're back today from 2 to 5pm and would love to talk it through with you. No pressure, just a real conversation about where things stand in your neighborhood.

Mortgage rates just hit a one-year high, averaging 7.03% this week, up from 6.30% a year ago. If that number has you thinking you should just keep renting until things calm down, you're not alone, but it's worth looking at the other side of that decision too. Nationally, the breakeven point where owning starts costing less than renting has actually dropped to about six years, down from 8.4 years back in 2023, because price growth has slowed while rent keeps climbing every year. Today's rate is not permanent, you can refinance later if it drops, but the price you lock in today is the price you lock in. If you're planning to stay put for the next several years, it's worth running your specific numbers before assuming renting is the safer bet. Send me a message and let's figure out what the math actually looks like for your situation.

If you've been sitting on the fence about buying because of what you're seeing in the headlines, I want to talk directly to you for a second. Yes, the 30-year rate just hit 7.23%, a one-year high, after the Fed raised its target rate to 3.75-4% this month. That's a real number, and it's okay to feel nervous about it. But here's what most of those headlines leave out: inventory is up more than 10% from last year and homes are sitting on the market a median of 91 days now, which means you're not walking into a bidding war, you're walking into room to negotiate. Waiting for the 'perfect' rate has cost more buyers a good deal than a higher rate ever has. If fear is the only thing keeping you on the sidelines, let's have one honest conversation about your actual numbers before you rule yourself out.
