Listing photos do a lot of work. They also leave a lot out.

A wide-angle lens makes a nine-foot kitchen look like 14. Editing makes the gray walls look beige. The photographer schedules the shoot at the one hour of the day the light is good.

None of this is dishonest. It’s the job. But it does mean you have to know what to look for once you’re standing in the house. I always start from the ground up!! Walking into the home I look at the exterior grade of the house, siding, brick, windows, then once inside I am still looking down at the floors meeting the walls area, paint, cabinets, closet space and ceilings. Yes we can look at the age of the mechanicals but knowing the house is sound and of good structure is VERY IMPORTANT🏠👌

The questions most buyers think to ask: how old is the roof, what’s included, why are they selling.

The questions I’m asking the listing agent: very different.

Most of what determines whether a buyer wins a house — and at what price — happens before the offer is ever written.

A lot of it comes down to a friendly conversation that I’ll have with the listing agent.

Here’s what I might be asking… Does the SELLER have a timeline, will they need extra time after closing to move, has there been any WRITTEN offers and why have they not accepted them, is there anything that is not covered on the disclosures that we should know about? This is work that I do on the Buyers behalf and can help us have a good relationship with the Agent and Seller!!!!

There’s a moment during a showing when a buyer decides whether they’re going to write an offer.

It’s almost never when they walk in. It’s almost never in the kitchen. And it’s probably not even in the dining room perfect for entertaining for the holidays.

It’s usually simpler than that — the closet size in the extra bedroom, the corner of the yard where they can imagine the hammock, or the fact that the gas fireplace has a remote control, and not a switch that you have to physically get up to flip.

It’s the moment they stop noticing the home and start noticing themselves *in* the home.

They picture their couch on that wall. They imagine coffee on that porch. They mentally hang their grad school diploma in the office.

Everything before that moment is logistics. Everything after that moment is justification.

The homes that sell are the ones that let buyers reach that moment fast. Clean enough to disappear into. Lit well enough to feel inviting. Empty enough of *your* life that they can imagine *theirs* slotting in.

If your home is getting showings but no offers, that’s the question to ask: is your home letting buyers picture themselves in it, or is it making them work too hard to do it?

When should you list your home?

The honest answer is the one nobody on Social Media wants to give you, because it’s not as exciting as “list now!” or “wait until spring!”

The right time to list is when your life is ready, your home is prepped, and your numbers make sense. Trust me on this one as at '60yrs old" I just went through this transition and it is overwhelming. Mentally and physically!! I have so many resources and suggestions due to moving in my lifetime at least 12 times 🤯🤯 YES I AM CRAZY but smart about my investments. My theory is always buy the worst house on the block and fix it up!! Build the equity and get out while it's a hot🔥🔥 🏠🔑🔥🔥💰💸💸💯

The market matters, but it matters less than people think.

There’s a difference between having an agent and having someone truly in your corner.
