Elon Musk’s massive Terafab project is coming to Grimes County, Texas, near Bryan–College Station and Texas A&M.

The announced numbers are almost hard to comprehend:

💰 Approximately $16.8 BILLION initial investment
👷 3,000+ jobs
🏭 More than 100 MILLION sq. ft. planned
🤖 Advanced chips for Tesla, AI, robotics and SpaceX

But as a Texas real estate broker, the factory itself isn’t what interests me most.

It’s what happens AROUND it.

Thousands of employees and contractors need somewhere to live.

Suppliers need land and buildings.

Developers need sites.

Roads and utilities expand.

Retail and services follow population.

And suddenly rural land that very few investors were talking about becomes part of an entirely different economic conversation.

That DOES NOT mean I would run out tomorrow and buy the first piece of land with a Grimes County address.
