Market update-
Started working with this family 7 months ago in February when the market was on fire! 🔥
They were first time home buyers- we started looking for existing homes for sale and just couldn’t compete. Houses in their price range were going for cash & wayyyyy over asking…..we hit our first bump in the road so we shifted…looked into Silverado-a new community. Amenity center was incredible, multiple pools, really cool children’s playground, brand new Aubrey elementary school inside neighborhood. They loved it! We go into the model to speak with the salesman and hit our second bump- there are over 200 families on the waiting list ahead of us, for the same floor plan! We put their names on the list but I think everyone involved knew that would be next to impossible!
We get the application in for lending and get approved but then just sit on the list. I stay in front of the salesman ( reach out to him checking in weekly, then daily, to the point he suggested patience would be the only way we could get a chance because we were so far down on the list ( I could tell he was getting annoyed with my persistence). Fast forward to 2 months later, I get a random call from the salesman stating that he had a family fall thru on a house that was the same floor plan that my clients wanted and “you’ve been so annoying that I remembered your clients wanted that floor plan. Would they still be interested?!? We have to move quick!”

Lesson learned- ALWAYS be the agent that fights for your clients….. Reach out if you need that kind of agent in this market!
