Final phase of 1,100-acre master-planned community underway

McKINNEY – Oxland Group LLC has broken ground on the final phase of Painted Tree, a 1,100-acre master-planned community.

At buildout, the community will have 3,400 units including multifamily housing, detached townhomes, and cottages to larger single-family residences and custom homes.

Phase four will deliver the last 170 lots.

The community has 25 miles of hiking and walking trails, 200-acres of green space, a 20-acre lake, amenity centers with pools and playgrounds.

Construction on the homes began in 2021.

1,800-home community breaks ground in Rockwall County

McLENDON-CHISHOLM – Horizon Lakes, a 900-acre, 1,800-home luxury master-planned community, has broken ground.

The project at Farm to Market 550 will have homes ranging from $500,000 to $2 million.

Phase one will deliver 590 home sites and a lake-fronting amenity center. Amenities include hike-and-bike trails, a recreational lake, pickleball courts, a lakeside restaurant, an amphitheater, and a modern event space.

The first homes are slated to be delivered in 2027.

$950M water park and resort to move forward in Allen

ALLEN – The city council has authorized negotiations for a hotel land lease with Kalahari Resorts & Conventions for a 123-acre site to construct a 1.1 million-sf resort and convention center.

The $950 million project will have an indoor-outdoor water park, a 912-room hotel, a 165,000-sf convention center, and 14 to 16 dining options.

An economic impact study estimates $5 billion in spending over the first ten years and $390 million in tax revenue over the proposed 38-year incentive deal.

The resort is slated to open by 2030 if the deal moves ahead.

$200M mixed-use development with surf park anticipated for McKinney
McKINNEY (ConnectCRE) – The city is pursuing an agreement with Cannon Beach for a $200 million multi-use development.

The project is expected to break ground in 2025 at the corner of Stacy Rd. and SH 121.

The 35-acre project will have a four-acre surf lagoon, a full-service resort-style hotel, and dining, entertainment, and business spaces.

The resort will have lounge areas and cabanas with food service and will connect to the surf lagoon and a host of water-focused attractions, including cliff diving.

Other attractions such as skateboard park, movie theater, bowling alley, health club, and indoor recreation facilities are expected to surround the resort and lagoon.

The first phase—the wave-making lagoon—is anticipated to open in 2026.

$300M Prosper mixed-use project gets green light

PROSPER (REBusiness) – Capitalize Ventures has received zoning approval from the Town of Prosper and will be developing the $300 million mixed-use Prosper Arts District.

The 35-acre site is at the northwest corner of Dallas North Tollway and Prosper Trail.

Preliminary plans call for 515 multifamily units, three hotels, and a retail village centered around a water feature, to be developed in four phases.

Phase I, which will include the development of the core infrastructure, a sports-themed hotel, retail space, and a parking garage, is set to begin later this year and be completed in 2026.

Rowlett getting new 1.8M-sf industrial park

ROWLETT (Dallas Morning News) – A new business park being planned on Bush Turnpike could provide 1,000 new jobs and $74 million in tax revenue.

The 1.8 million-sf Lakeview Business Center on Merritt Rd. and Liberty Grove Rd. will have five buildings in the first phase. A total of seven are planned.

Developer Jackson-Shaw is working with Compatriot Capital as the equity partner. Bank OZK and Affinius Capital LLC are financing the project. Pross Design Group is the designer. Peinado Construction is the general contractor.
