North Texas commercial land is not sitting still.
Commercial real estate values in Collin County alone surpassed $56 billion in assessed value in 2026, a 13.8% increase over the prior year. Raw land specifically jumped 7.8%, signaling that investors and developers are still betting big on this region.
And they should be. DFW was ranked the No. 1 real estate market to watch in 2026 by the Urban Land Institute and PwC, out of every market in the country. Population growth across the 380 corridor and surrounding suburbs continues to fuel demand for commercial development, anchored retail, mixed-use projects, and long-term ground leases.
The window to acquire development-grade land in active North Texas corridors is narrowing. Prices range from $100,000 to $500,000 per acre depending on entitlements and infrastructure access, and that range is climbing.
