It’s officially fall!

Before we get too far into the season, this is a good time to take a walk around your home and check a few of the things that will be working overtime once Michigan’s colder weather arrives.

You don’t necessarily need to spend an entire weekend tackling projects, either. Start by checking the basics, make a list of anything that needs attention, and prioritize the items that could become bigger problems once freezing temperatures, snow, and ice arrive.

Taking care of your home throughout the year is one of the simplest ways to protect your investment—and fall gives us a pretty good reminder that winter isn’t far behind.

Save this checklist for later and knock out a few items while the weather is still cooperating.

Every home has that one feature you get used to having—and once you have it, it’s hard to imagine living without it.

Maybe it’s the big kitchen, a three-stall garage, your backyard, a fireplace, a finished basement, plenty of storage, or even the window that gets the perfect morning light.

Those are the things I like to hear about when helping someone think about their next home. Knowing what you refuse to give up can be just as important as knowing what you want to change.

Not every dollar you put into your house has to be about resale value.

That’s an important distinction when homeowners start making their project lists.

Where homeowners can get into trouble is assuming that spending $20,000 automatically adds $20,000 to the eventual sale price. Real estate doesn’t always work that way.

Before you start a major project, think about the goal behind it. Are you maintaining your home, making it better for your family, or getting it ready to sell?

If selling is somewhere on the horizon, that’s a conversation I’d recommend having before you start writing checks.

The first week on the market can tell us a lot—but sellers need to know what to look for.

It’s not just about whether an offer arrives immediately. I’m paying attention to showing activity, buyer feedback, competing listings, and how the market is responding to the home as a whole.

That’s also why I’d rather have these conversations before a listing goes live. Pricing, preparation, photography, and presentation shouldn’t be things we figure out after buyers have already had their first look.

At the same time, every home is different. A property taking longer than a few days to sell doesn’t automatically mean something is wrong. The important part is understanding what the market is telling us and having a strategy for what comes next.

Would you rather have more house—or a better location?

It’s one of the trade-offs buyers sometimes have to think about when searching for a home. More square footage, extra bedrooms, a bigger yard, or additional garage space can be hard to pass up. But being closer to the places, people, and lifestyle that matter to you can be just as valuable.

There’s no universal right answer. It comes down to what will make the biggest difference in your everyday life.

Today, we remember the lives lost on September 11, 2001, and honor the first responders, service members, and everyday Americans who showed extraordinary courage in the face of unimaginable tragedy.

Twenty-five years later, the impact of that day remains a part of our nation’s story. As we commemorate America’s 250th anniversary this year, Patriot Day is also a reminder that our history is shaped not only by moments of celebration, but by sacrifice, resilience, service, and the way Americans come together during our most difficult times.

May we continue to remember those we lost, honor those who answered the call, and carry forward the spirit of unity that followed.

We will never forget.

You can learn a lot about a house before you’ve even finished the first walkthrough.

After years of showing homes, I’ve gotten into the habit of looking beyond the obvious. I’m paying attention to how the property has been cared for, anything that deserves a closer look, and whether the home actually functions the way my buyers need it to.

That doesn’t mean trying to find something wrong with every house. It means helping buyers slow down, look past the staging and listing photos, and understand what they’re considering purchasing.

Sometimes the details you notice in those first few minutes lead to the most important questions you ask during the rest of the showing.

Happy Labor Day!

Today is a chance to recognize the hard work and dedication of the people who help keep our businesses, communities, and country moving forward.

As a business owner, I’ve learned that success is never built by one person. I’m grateful for the hardworking people I’ve had the opportunity to work alongside over the years and for everyone who brings their skills, time, and commitment to what they do each day.

I hope you’re able to enjoy the long weekend, spend some time with family and friends, and take a well-earned break.

September is a good reminder that colder weather isn’t as far away as it feels.

A little preventative maintenance now can help protect your home as we head into another Michigan fall and winter. This month, I’m focusing on some of those simple exterior checks and seasonal tasks that are much easier to handle while the weather is still cooperating.

Your home is a big investment. Taking care of the small things along the way is one of the best ways to protect it.
