We begin the communication with a text or email, and then follow up with a phone call. I would say 90% of the time we leave a voicemail. Totally fine. I know today we are being bombarded with robo calls and unsolicited sales calls. I get it!

Now it's the sellers turn. Will they 1) return the call, 2) reply to the text, or 3) reply to the email?

When nothing happens within 24-48 hours, it's time for us to try again. Many times with the same results. That's not the real issue.

In follow up emails and texts, the seller is given the option to schedule a phone call or complete an online form that takes 10-15 minutes, giving us more specifics of their situation and their home.

How do I respond? "I can't!!" I can look online and see that it's a 3 bed 2 bath house. But that tells me very little in terms of what it's worth. "What condition is it in? How old is it? When was it last remodeled? Is there a deck in the back?"

We don't throw numbers out without doing our research. We prefer to speak with the seller and find out if they're looking for a return on their investment and willing to wait several months, or if they're looking to sell as soon as possible, and possibly take a lower price for (financial or emotional) convenience. It is our goal to provide options for the sellers, and honestly tell them what we would do, if we were in their shoes.

What is a Cash Offer? Real estate investors have opportunities to purchase properties at a discount because the homeowner wants a quick sale.

That DOES NOT mean we only purchase properties at 50% or less of their resale value. I would stay away from those kind of fake investors who try to take advantage of people.

We realize that if you are planning to list it with a realtor, you want to get your ROI (return on investment). Who wouldn't want the most they can get?

However, sometimes a listing is not in the best interest of the seller. You must consider that your net income is not equal to the list price. There are closing costs and realtor fees for starters.

Another thing to consider is the time frame & inconvenience. Do you want multiple people coming through your home? Do you want the realtor to do showings on a schedule that works for you? Do you want your house to sit on the market for weeks, or even months, waiting for the right buyer to come along?

Finally, your home may not be market ready. It still needs repairs, or updates. Let's face it. The majority of end buyers in the housing market (looking for a home to live in) want it move in ready. As the seller, you may lack the time or money to do all the repairs yourself, and are hesitant to get things fixed, not knowing if you'll get that money back at the sale.
