Market Snap Shot. The median home value in the Lehigh Valley hit 370k in June. The good news is that is only a +2.3% Y/Y rise, down from 4.4% Y/Y rise in May and 7.1% Y/Y rise in April. I’d say that there maybe hope for median value to stop exploding to the 7-8% Y/Y. However I’ve got to say the time of year you buy or sell does matter. 25k-30k why? Because it’s convenient to move in between the end and start of the school year and better weather conditions. Keep in mind it typically takes 30 days from offer acceptance to day of close. These sales started the process in the month prior and aren’t released until the following month. We won’t have July’s report until mid August BUT if you contact me I can run an individualized report for you!

You aren’t wrong, buying a home or selling can be daunting. Before you start touring homes your first step is Always getting a pre-approval to make sure your goals and budget are aligned and within reach. I can suggest good local lenders, many times it’s not where you bank. Shop lenders before you start making offers. Changing lenders midway through the closing process is likely to cause additional stress and delays. Algorithmic platforms are unreliable when it comes to individual home values. Just because z* says it’s worth x$ dollars doesn’t make it true. An experienced agent is going to give you accurate and sound sales price information.
