***FREQUENTLY ASKED QUESTIONS FOR RENTALS***

What is the purpose of the co-signer form? (only necessary if co-signers are required – usually for students).

* The information you put down is important to our office to ensure that your credit and financial status can afford you or your son/daughter the apartment of their choice. If not, the landlord may not accept the applicants.

* We are required to do a credit check on the person that is co-signing. (The information is shared with the landlord exclusively!)

Can we move in a couple of days early?

* This is the most commonly asked question. The current tenants lease ends on August 31 at midnight and they have until then to occupy the premises. If the incoming tenant would like to get in the apartment earlier, they would have to arrange something with the current tenants through our company. What is the purpose of the guarantor form?

* The guarantor form states that you, the co-signor, are guaranteeing the apartment rent for someone else (traditionally your son/daughter) for the lease term they have signed because alone, the applicant may not meet the landlords income requirements.

* The form has to be notarized to ensure that you have signed it. Who manages the property the new tenant is moving into?

* In some instances, the rental office manages the property, but in most cases it is managed by a separate management company or by the landlord themselves.

* The manager of the property is responsible for collecting rents, maintenance/repairs, and any problems after the move-in date. Where do we send rent checks?

* Rent checks are due to the landlord and/or management company on the first of every month. The correct name and address will be provided to you in a move-in packet distributed by Modern Real Estate before occupancy is taken. Is the area safe?

* Our goal is to put each and every tenant into the safest living situation possible. For more information on individual areas, please check www.cityofboston.gov. Why do you need to check my credit?

* Credit checks are required by the landlords to ensure that the applicant we are presenting has good standing credit and has shown the ability to pay their bills on time. Why is all this money due up front?

* Landlords require the money up front to ensure their apartment is leased for the following year. Until they have all the money, there is still a chance it could sit vacant for the upcoming season. Upfront money is seen as a deposit on future occupancy. Why do we have to pay you within 30-45 days after acceptance?

* The money is due in this time period because no deal is considered closed until all the money is in.

* If the money is not in within this time period, the landlord may see it as being disinterested and continue to show the apartment.

* It is in your best interest to have all the money in as soon as possible to ensure occupancy for you or your son/daughter. and it's agents responsible for in the rental process?

* We are responsible for introducing you to the property, facilitating a smooth process of paperwork, and to make the move-in process as painless as possible (i.e.- we are not the landlords, we serve as the middlemen between you and the landlord). Is the apartment going to be cleaned for move-in?

* The apartment is, by the terms of the lease, to be clean of all previous tenants belongings (‘broom swept’) and all appliances are to be empty of food and cleaned. This is to be done by the current tenants.

* Due to the high turnover rate and different perceptions of cleanliness, most apartments are never cleaned to everyone’s liking. If the apartment is not cleaned to your satisfaction, we suggest calling the landlord to make arrangements with him/her to do so. Where do I send all the necessary forms?

* "Your leasing agent's name
141 Brighton Ave
Allston, MA 02134

Can we paint the apartment?

* The apartment may be painted if the landlord and/or management company grants permission. Is there parking available in the area?

* Boston has more cars than there are parking spots to hold them. Some apartments include spaces with the monthly rent (this will be specified in the lease). However, most landlords will charge extra for parking (expect $100-$150/month per spot)

* There is also permit sticker parking which would require you to change your current insurance to that area. The insurance rates fluctuate, but as a whole they are very expensive. Believe it or not it is cheaper to rent a space for a year than to switch over your insurance (refer to www.cityofboston.gov).

Office job search in Boston not turning up real openings? Here’s why those listings are missing and what to watch for next. 🧐

When digging for verified office jobs in Allston and the greater Boston area, most recent search results turned up dining guides and neighborhood highlights, not actual postings or hiring events. Without new entries from local employer career pages or office-specific recruiting drives, there’s nothing responsible to share for applicants hoping to see what’s out there.

- Many search results are dominated by restaurant and lifestyle content, not office job listings.

- No confirmed hiring fairs or recruitment events popped up for Boston offices in the next day.

- Most links highlight places to eat or explore, but skip info about office perks, application steps, or workplace culture.

- Employer career pages from key neighborhoods simply weren’t in the current search batch.

- This run offers no solid evidence of open office jobs, so cautious renters and landlords can plan accordingly. 🏙️

The takeaway: relying on general Boston search results right now won’t show true office job leads or give a sense of local hiring momentum. It’s always smart to focus on targeted company pages and real market expertise for the most reliable updates.

BU’s August 24–9/1 move-in shapes everything from traffic to street life in Allston and Fenway, here’s how it impacts your day, whether you’re moving, showing, or just getting around: 🗝️

BU schedules student move-ins by appointment, so arrivals are tightly concentrated along the Charles River corridor near Allston and the Fenway. 🚚

Temporary parking permits channel move-in vehicles into specific lots, and campus shuttle routes ramp up for constant back-and-forth between dorms and key points.

Street and building access get priority for new arrivals, with extra campus police, volunteers, and even tech-enabled check-ins smoothing the process.

Expect curb management at dorm entrances, volunteers and staff keep moving trucks, bins, and unloading quick to prevent traffic jams.

Road restrictions on Storrow Drive, Soldiers Field Road, and Memorial Drive are strongly enforced, so rental trucks are steered onto local routes through Allston and Fenway’s side streets. ⚠️

City-run community events, parks programs, and recreational pop-ups give students and families ways to regroup and unwind after a day of moving.

Local apartment showings, move-ins, and property tours may need rescheduling or alternate parking plans if you’re anywhere near BU’s campus footprint.

During this window, the neighborhood feels transformed, with street flow, parking, and building access all working around the move-in schedule. Staying flexible helps renters, landlords, and agents make the most of it. 😊

Late August in Allston and Brighton opens unique doors for savvy renters and small investors, timing can make all the difference here. ⏳

Right before September 1, these neighborhoods become the epicenter of Boston’s rental cycle, with student and professional demand still active but more manageable than in years past.

- Last-minute listings give flexible renters more options to compare locations and unit features. 🏠

- Many landlords show new openness to requests for updates like appliances, paint, or extra storage when they need to fill units quickly.

- Slower leasing means renters who can move fast or adjust timing often get a friendlier response to negotiating move-in dates.

- Rent growth has stabilized, so owners focus on finding reliable tenants and may be willing to offer perks or slight improvements instead of only pushing headline rent.

- Sublets and direct-from-landlord deals come with different levels of flexibility, allowing savvy renters to seek bespoke terms that fit their needs. 🔑

- Listings now span everything from studios to three-beds, creating opportunities to negotiate for practical upgrades that match the rent.

- Comparing available units across Allston and Brighton helps highlight value and puts more bargaining power in renters’ hands. 📋

As the market steadies, quick-moving renters and responsive landlords both benefit by prioritizing good terms over tough standoffs.

Move-in appointments at Boston University today are reshaping how traffic and activity flow through Allston, Brighton, and Fenway, here’s what savvy renters, landlords, and neighbors need to know to stay one step ahead. 🚚

With BU’s Orientation students arriving in timed shifts, expect waves of moving trucks and vans near dorms and side streets throughout the day, especially around the Charles River campus and Fenway.
Allston and Brighton streets see a constant shuffle, as staggered move-ins reduce gridlock but keep curb parking tight and delivery zones in high demand.
Fenway’s side roads may fill up quickly due to both BU and nearby MCPHS move-ins, so residents and movers should be ready for pop-up “no parking” signs and redirected traffic flows.
Seasonable weather brings extra sidewalk and street activity, so plan for plenty of sunlight, street crossers with carts, and longer unloading stretches, hydration and sunblock are your best friends. ☀️
Permits and legal parking are key: moving trucks with reserved spots fare best, but city rules mean everyone needs to check signage and plan ahead to avoid frustration and tickets.
Professional moving tips for today’s scene: confirm access to loading zones, watch for building-specific rules, and avoid popular but restricted routes like Storrow Drive for a smoother experience.
Community support shows up in city teams and online groups, which can help offload unwanted furniture or answer last-minute parking questions, making the busy day a bit easier. 🏙️

Move-in day in Allston, Brighton, and Fenway isn’t just about college arrivals, it’s a coordinated dance that shapes how everyone moves, parks, and finds new places to call home.

Wondering why your repair request hasn’t budged from your landlord’s maintenance queue? Here’s what actually holds things up, and how tenants in Allston can make headway faster: 🛠️

Backlogs usually build up when property teams juggle too many issues, so even “urgent” repairs might get pushed back if there’s no clear system in place.

Repairs can stall when key details, photos, or dates are missing from your request, making it harder for a landlord or manager to prioritize the problem.

Communication gaps, like relying on calls or hallway chats, often mean issues aren’t documented, which makes follow-up tricky and delays easier to ignore.

Repairs that affect health, safety, or basic livability move up the list fastest, so spell out how the problem impacts your daily life.

Landlords respond more quickly to written, specific requests that ask for realistic timelines rather than open-ended “when will it be fixed?”

Regular follow-ups with saved messages or photos help keep your request at the top of the queue and make the process more transparent. 📸

A clear, dated log of all requests, responses, and work orders creates a reliable paper trail if the problem takes longer than it should.

Solid systems and steady follow-up usually mean repairs get handled, so the more proactive and organized you are, the less likely your request will get lost in the shuffle. If you’re new to Allston leasing or stuck in a maintenance loop, what’s been your most effective strategy for getting action? Let’s hear your best advice below.

Why repair requests end up in a landlord’s maintenance backlog, and what actually helps move them forward 🛠️

When you report a problem but feel like it’s lost in the shuffle, it’s usually not just one issue behind the delay. Here’s what causes these backlogs, and practical ways to get your request noticed:

- Backlogs build when property teams juggle too many requests at once and urgent jobs aren’t separated from routine ones.

- Delays spike when landlords run short on reliable staff, or when a single missing part stalls work that’s otherwise ready to go.

- Requests slip through the cracks if there’s no clear, written trail, verbal reminders and texts can get missed as priorities change.

- The fastest resolutions come from reports that include full details, photos, and a clear description of the problem’s impact on your living space.

- Landlords respond more quickly when you set expectations in writing and ask for a realistic timeline to avoid open-ended follow-ups.

- Keeping a dated log of each request (with copies of messages and photos) helps cut through confusion and keeps everyone accountable.

- If you aren’t getting responses, resubmit the request using the property’s work order system and check in regularly, document each step for your own records.

Most delays aren’t personal, they’re a mix of systems, staff, and communication gaps that add up over time.

Allston Yards isn’t just adding apartments, it’s transforming into a full neighborhood renters want to be part of. Here’s what’s driving that change:

A mix of homes, retail, and green space anchors the district, making it feel less like a project and more like a real urban hub. 🌳

New apartments aren’t just units, they’re coming with balconies, dens, and bike-friendly features that fit how Boston renters actually live.

Ground-floor grocery and retail, like the Stop & Shop at Alder, mean daily errands are now steps away instead of a drive across town.

Recent development nearby, including Modera Allston and projects along Western Ave., shows how vacant land is being turned into active, mixed-use communities.

Active sidewalks, café patios, and walkable layouts are reshaping daily life, creating a more connected and less isolated atmosphere. 🚶

Transit access and better street links are improving mobility, drawing more renters who value quick connections to Boston Landing and beyond.

For anyone looking to lease or invest, Allston Yards now offers a lifestyle that feels much more like a complete neighborhood than a cluster of rentals.

Allston Yards is setting a new standard for mixed-use living in Boston, what feature would matter most to you in an apartment community like this? Save this list for your next search or send it to someone considering Allston!

How Allston’s September lease cycle decides late-summer rental wins: 🗝️

If you’re searching in Allston, understanding the September rush isn’t just helpful, it’s essential. The final weeks before September 1 are when local renters, landlords, and investors all feel the city’s biggest turnover. Here’s why timing your search right now changes your odds:

– Late summer is the last call before Allston’s “Allston Christmas,” when most leases flip at once and competition peaks. 🏙️

– The closer you get to September, the fewer choices remain, early shoppers have already claimed most standout apartments.

– Renters ready to move fast and submit paperwork instantly have the upper hand in a rapid-fire market.

– Landlords notice more urgency from applicants, so having your documents in hand shows you’re serious and gets you to the front of the line.

– Most of the remaining units are ones that didn’t move earlier, sometimes this means hidden gems, but often the best options are already spoken for. 🔑

– Picking a midweek or mid-month move can save hassle, with less crowded hallways and easier scheduling.

– Allston’s rental scene runs on a university-driven rhythm, so even nearby neighborhoods feel the September pressure.
