***FREQUENTLY ASKED QUESTIONS FOR RENTALS***
What is the purpose of the co-signer form? (only necessary if co-signers are required – usually for students).
* The information you put down is important to our office to ensure that your credit and financial status can afford you or your son/daughter the apartment of their choice. If not, the landlord may not accept the applicants.
* We are required to do a credit check on the person that is co-signing. (The information is shared with the landlord exclusively!)
Can we move in a couple of days early?
* This is the most commonly asked question. The current tenants lease ends on August 31 at midnight and they have until then to occupy the premises. If the incoming tenant would like to get in the apartment earlier, they would have to arrange something with the current tenants through our company. What is the purpose of the guarantor form?
* The guarantor form states that you, the co-signor, are guaranteeing the apartment rent for someone else (traditionally your son/daughter) for the lease term they have signed because alone, the applicant may not meet the landlords income requirements.
* The form has to be notarized to ensure that you have signed it. Who manages the property the new tenant is moving into?
* In some instances, the rental office manages the property, but in most cases it is managed by a separate management company or by the landlord themselves.
* The manager of the property is responsible for collecting rents, maintenance/repairs, and any problems after the move-in date. Where do we send rent checks?
* Rent checks are due to the landlord and/or management company on the first of every month. The correct name and address will be provided to you in a move-in packet distributed by Modern Real Estate before occupancy is taken. Is the area safe?
* Our goal is to put each and every tenant into the safest living situation possible. For more information on individual areas, please check www.cityofboston.gov. Why do you need to check my credit?
* Credit checks are required by the landlords to ensure that the applicant we are presenting has good standing credit and has shown the ability to pay their bills on time. Why is all this money due up front?
* Landlords require the money up front to ensure their apartment is leased for the following year. Until they have all the money, there is still a chance it could sit vacant for the upcoming season. Upfront money is seen as a deposit on future occupancy. Why do we have to pay you within 30-45 days after acceptance?
* The money is due in this time period because no deal is considered closed until all the money is in.
* If the money is not in within this time period, the landlord may see it as being disinterested and continue to show the apartment.
* It is in your best interest to have all the money in as soon as possible to ensure occupancy for you or your son/daughter. and it's agents responsible for in the rental process?
* We are responsible for introducing you to the property, facilitating a smooth process of paperwork, and to make the move-in process as painless as possible (i.e.- we are not the landlords, we serve as the middlemen between you and the landlord). Is the apartment going to be cleaned for move-in?
* The apartment is, by the terms of the lease, to be clean of all previous tenants belongings (‘broom swept’) and all appliances are to be empty of food and cleaned. This is to be done by the current tenants.
* Due to the high turnover rate and different perceptions of cleanliness, most apartments are never cleaned to everyone’s liking. If the apartment is not cleaned to your satisfaction, we suggest calling the landlord to make arrangements with him/her to do so. Where do I send all the necessary forms?

Can we paint the apartment?
* The apartment may be painted if the landlord and/or management company grants permission. Is there parking available in the area?
* Boston has more cars than there are parking spots to hold them. Some apartments include spaces with the monthly rent (this will be specified in the lease). However, most landlords will charge extra for parking (expect $100-$150/month per spot)
* There is also permit sticker parking which would require you to change your current insurance to that area. The insurance rates fluctuate, but as a whole they are very expensive. Believe it or not it is cheaper to rent a space for a year than to switch over your insurance (refer to www.cityofboston.gov).
