🚨 DON’T SKIP THE HOME INSPECTION! 🚨
When the seller is also the realtor, owns the company doing the work on the house, and is pushing you to skip the inspection… that should be a HUGE red flag to slow down and get an independent inspection.
My second inspection today had tons of wood-boring beetle damage. I even found a termite tube.
You never know what’s hiding behind walls, in crawlspaces, attics, or other areas that may not be obvious during a walkthrough.
An inspection is about knowing exactly what you're buying before you invest your hard-earned money.
Don't let anyone pressure you into skipping the one thing that could uncover expensive problems before you buy.

Wow, just finishing my biggest ever inspection.
12k Sq ft commercial inspection.
The place had 6 apartments, a law office, a barber Shop, a beauty salon, a small laundry room and a massive dentist office.
It had 8 large air handler units on the roof.
It was bigger than I expected.
I didn't know it had the 6 apartment units.
But, it was a good day.
I still have to go back today and do the sewer scope.
I had to order a tool to remove the outside sewer cap.

Well. I guess its a good day for firsts.
I was doing an inspection.
I turned on the water so the well was running, I had the oven and stove on which is electric, and the electric water heater was on and heating up.
I was in the kitchen and heard the weird sound and then the water pressure dropped.
I though I popped the breaker for the well pump.
I went to reset it but it wasn't tripped.
I check the light, no lights came on.
I checked the main breaker. That was not tripped.
I then went outside and found the main power line to the home had got hot melted and broke and was laying on the ground.

So now I'm waiting for the power company.

I found someone's bed in an attic this morning lol.
They cleared a path in the insulation and put cardboard up around to hold the insulation back.

I have said it before, and I will say it again: I am truly passionate about being a home inspector. It is the most rewarding profession I have had.

I take great pride in helping individuals and families identify safe, quality homes and in protecting what is often the most significant investment they will ever make.

If I have inspected a home for you, you know my approach is straightforward and transparent. I do not minimize defects, nor do I overlook issues in an effort to facilitate a transaction.

The reality is that nearly every property has deficiencies. My responsibility is to identify them, clearly explain them, and document them thoroughly. The buyer’s responsibility is to determine whether those conditions are acceptable. This is how the home inspection process is intended to function.

I do not represent the Realtor. I represent my client.

Unfortunately, there is a real estate company in my hometown that appears to be actively discouraging my involvement in inspections for their listings. On several occasions in Alma, I have been informed that I would not be permitted to inspect a property because the listing company would not allow access.

This is accurate, and it is disappointing.

If a transaction does not proceed due to issues identified during an inspection, that is not a reflection of fault on my part. Those conditions existed prior to my involvement; my role is simply to bring them to light so that my client can make an informed decision.

Every buyer deserves full disclosure regarding the condition of a property before entering into a purchase agreement. Discouraging thorough inspections or obscuring known issues does not protect buyers; it increases the likelihood of unexpected and costly repairs after closing.

I will continue to perform my work with the same commitment to honesty, thoroughness, and client advocacy, regardless of external pressure or inconvenience to others.

Integrity will always take precedence over commission.
