Highland Home Inspections LLC

Highland Home Inspections LLC I conduct home inspections for home buyers to help them feel more comfortable in their home purchase.

Let’s be real—some home inspections are nothing more than a box being checked.

That’s not what I do.

I don’t rush through homes, I don’t ignore issues, and I definitely don’t sugarcoat problems just to help a deal go through.

My job is to protect you—not the sale.

If there’s a problem, you’re going to hear about it. Every time.

Because once you move in, those “missed” issues turn into your problem—and potentially thousands of dollars out of your pocket.

I take that seriously.

So if you want a real inspection—one that actually gives you the full picture—I’m your guy.

If you just want someone to walk through and tell you everything looks “good enough”… save your money. I’m not the inspector for you.

*First-time homebuyer*

“Great price and outstanding service! As someone buying my first home, I’m really glad I chose Highland Home Inspections. Bill was incredibly thorough, inspecting everything from top to bottom while explaining each step along the way.

He made sure to point out anything that might need attention for loan approval, as well as potential future concerns. I felt confident and informed throughout the entire process.

I will 100% be using him again and highly recommend him to anyone buying a home in Michigan!”

**Another Happy Client!**

I recently had an inspection done on a house I was looking to buy. As a first-time homebuyer, I expected some cosmetic work—but nothing major.

Although the house looked great inside and out, Bill did an exemplary job. He uncovered several serious issues I never would have noticed.

The biggest concerns were structural—floor joists that had been completely cut through and were rotted—and electrical work that wasn’t up to code.

His thoroughness showed me the home was not structurally safe to live in. I’m extremely grateful.”

This inspection was one I won’t forget.

The home was recently flipped—by a well-known home inspector. On the surface, it looked great: new plank flooring, new windows, fresh siding. But once we started digging in, the reality was very different.

This property had major issues across the board:

Missing GFCI protection in required areas
Reverse polarity wiring (shock hazard)
Active knob-and-tube wiring buried in attic insulation (fire risk)
Open wire splices left in attic insulation
Improper S-trap plumbing
Uneven floors indicating structural movement
Severely deteriorated wood foundation

In the crawlspace:

Mold growth
Rotten floor joists and main beam
Powder post beetle damage
Missing sill plate
Completely deteriorated rim joist

On top of that, the main water supply had been shut off due to a plumbing issue—the tub faucet wouldn’t shut off.

This was a cosmetic flip hiding major defects.

What’s even more concerning—the buyer’s agent attempted to discourage the inspection because of a relationship with the seller.

My client is a 19-year-old first-time homebuyer. She trusted her instincts, moved forward with the inspection, and avoided what could have been a financial and safety disaster.

This is exactly why inspections matter—no matter how good a house looks on the surface.

I did an inspection on Thursday. The sellers said there's nothing wrong with the house.
Well that couldn't have been further from the truth.
The house had zero foundation or footers.
It was just sitting on 6 randomly placed concrete blocks sitting on dirt, and a few old wood logs sitting on dirt.
There was so much rotten wood and mold.
The front yard was slopped towards the house so all the water runs dirty under the house.

I don't know your opinion, but crawlspace and attics should not have mold growth like this or a jenga style held up main beam lol

Yeah…that’s not one of those “it’ll be fine” situations.

Mold in a crawlspace or attic is already a red flag by itself—it means you’ve got a moisture problem that hasn’t been controlled. Those spaces should be dry and properly ventilated (or encapsulated), not growing anything.

But the bigger issue is what you said about the “Jenga-style” main beam support…that’s a structural concern, not just a maintenance issue. When you see makeshift stacking like that, it usually means:

The original support failed or settled

Someone attempted a quick DIY fix instead of a proper repair

Loads are not being transferred correctly to the foundation

That can lead to:

Sagging floors

Cracked walls/ceilings

Continued movement (which makes everything worse over time)

Put the two together—moisture + mold + failing/temporary supports—and it’s a compounding problem:

Moisture weakens wood over time

Weak wood + bad supports = structural risk increases

Great price
Bill welcomed us into the home he was inspecting for me & within the 1st 2 minutes he said he works for me & i was his boss. He was very professional, very personable & made us laugh more than once. He pointed out all the major issues & the report was very detailed & easy to understand. I look forward to hiring him for my next inspection, I only wish I had used him for the 1st house I had inspected. Highly Recommend!!
