Psssst... interest rates aren’t the whole story. 👀

Somewhere along the way, interest rates became the main character in every homebuying conversation.

They matter, of course.

But obsessing over one number can distract you from the question that actually matters: does buying a home right now make sense for your finances, your plans, and the life you’re trying to build?

A rate can tell you part of the cost.

It can’t tell you whether you’ve outgrown your current space, how long you plan to stay, what opportunities exist in your local market, or whether the monthly payment fits comfortably into your real life.

That’s why I’d rather help you evaluate the whole decision than wait around for one magical number to give you permission.

What does a good real estate agent actually do for you?

A lot of the value is invisible.

It’s knowing when a small issue could turn into an expensive one, when a conversation needs to happen now instead of tomorrow, and when protecting your client matters more than keeping a deal moving.

The smoothest transactions usually aren’t smooth because nothing went wrong.

They feel smooth because someone was paying attention early, asking the right questions, and handling problems before they became your problems.

That’s the part of representation I wish more buyers and sellers knew to look for.

You’ve got scenic fall drive when you want the full fall scenery, local markets for a Saturday afternoon, and coffee shops when the only plan is something seasonal and good.

Then there’s cider mills, the tunnel of trees, and those perfect weekends where you grab a coffee, pick a neighborhood, and somehow end up out all afternoon.

Anyone can pull up a website and browse homes for sale.

What actually matters is having someone who knows when to slow things down and when to tell you the truth, even when it's not what you want to hear.

Finding the house is the easy part. The real job is making sure it's the right one for you, and that you don't overpay or get burned along the way.

Selling your home should never feel like a guessing game.🚫

When I sit across from a seller, I want them to know they’re getting the truth, even when it would be easier to say what sounds good in the moment.

Truthfully, that might mean having a pricing conversation that feels a little uncomfortable at first or taking a closer look at an offer before anyone celebrates too quickly.

Because the goal is not just getting your home sold, it’s making sure you feel informed, protected, and confident in the decisions you’re making along the way.

That's the bare minimum for me for every client I work with.

The sellers who lose the most money usually all make the same mistake. 👀

Pricing feels like the part of the process you have the most control over, and in a lot of ways you do, but the wrong number out the gate can quietly cost you more than almost anything else.

The market reads a high list price pretty quickly.

Showings slow down, the home starts to sit, and by the time you're ready to adjust, the buyers who would have paid your real value have already moved on to something else.

The strategy isn't about going low. It's about pricing in a way that actually positions your home to sell for what it's worth.
