Rent is due on the 1st of the month.
Rent can be paid online, via check, or via money order.
The online payment portal accepts full payments only.

Late fees are charged on the 5th of the month. All rents received after 9:00 am on the 5th of the month are subject to late fee.

Balance Due Notices are posted to resident doors on or about the 6th of each month. If there is a balance still due on your account after rent is paid, you will receive a notice.

72-Hour Notices are mailed and posted to resident doors on the 8th of the month (or the subsequent Monday, if that 8th falls on a weekend). 72-Hour Notices are received by all households who have not paid rent for the current month.

Renewals and Notice to Vacate:

If your current lease ends on January 31st, 2023, you should have received a renewal offer at the end of October. If you have not renewed your lease yet, please contact the office by January 5th to request your renewal documents.

If you do not renew, a month-to-month rate will begin on February 1st, 2023. The month-to-month rate is listed on the renewal offer which was posted and mailed on the 26th of October.

If you plan to vacate your apartment on January 31st, please contact the office to provide Notice to Vacate no later than January 3rd, 2023. (This month, there is one day of grace for the 30-Day Notice requirement due to the January 2nd holiday office closure.)

Ruben, our hard-working maintenance team member, is on vacation until January 2023.

Please hold all non-emergency maintenance requests until next year.

Urgent/emergency requests which need immediate attention are:

An active flood from plumbing or from any source.
A non-functioning toilet, if it is the only toilet in the home.
A malfunctioing smoke detector.

Hello Stafford Court Neighbors!

Reminders for the new month:

If you plan to vacate at the end of the month, please let me know by tomorrow, December 2nd.
Late fees are posted on the 5th.
Remaining balance reminders are posted on the 6th.
72-Hour Notices (legal notices for unpaid rent) are posted on the 8th.

If you have any questions about the flow of accounting, or if you need any assistance with the new payment software and resident portal, please check in with the office.
