Bill and Jean made offers on six different homes, lost each bid. So they decided on the next home they liked they would extend the occupancy date to 45 days after closing in hopes that would be a benefit the seller and receive an acceptance on their offer.
They were very happy, it worked.🥰
They closed and after 45 days went to the house to start moving in. Unfortunately all the appliances had been switched out (they were stainless steel when they made the offer) and there was a large hole in the wall that was not there before.😖
Now they are told, there is nothing that can be done except to go to court and sue the seller.
What could have been avoided by simply have funds put into escrow as a security deposit at time of closing, along with have held in escrow for city water and sewer.🌻

Sue just closed on here house this morning (here in Alpena Michigan), and she has two moving vans arriving this afternoon from Savannah Georgia. She is told she can not move into her house for another 10 days.

Why can't she? Where is she going to stay? What is she going to do with two truck loads of furniture for 10 more days? How could this happen? It's her house, she should be able to do what ever she wants with it!!! Right!

Answer: Sue did not pay attention and
her real estate agent did not make it clear that in the contract offer "Occupancy to be 10 Days after Closing" was added, since she signed the contract it's now her responsibility to solve these problems.
She will not be able to move in for 10 days.

This is why you should use a professional Realtor.
