When the backyard feels like a resort, the decision is easy. Fun morning with these ladies! We were invited to share on an agent panel this morning - we talked about the market shift that began in April and how we’ve been leaning into new strategies that are truly making a difference for our buyers and sellers.

My hot take for sellers in the current environment with growing inventory (your competition)

- Staging is a non-negotiable. To stand out or even just meet the market currently where it currently is, it’s necessary. The psychology of staging creates a “feeling” that resonates with buyers where they can envision your home as “their” home. Design says “This is my home”. Staging says “This could be my home”. Professionally staged homes sell 73% faster and command 5-7% more in price if priced at fair market value. I witness successful outcomes consistently and also hear the “feeling” it creates when I’m shopping with my own buyers. Staging sells.
- Data, data, data. With the market shifting as quickly as it is, it’s important to review the last 2-4 weeks of data, not comps from another cross-section of time or even in to Spring. Homes closing now are either priced aggressively for a quick sale however the majority of homes closing are seeing significant price drops prior to going under contract. Lean in to the data, it doesn’t lie.
- Open Houses. Get creative with these. More buyers are walking in without their agents alongside them. They’re hesitant, they want to hear where the market is from another source. Buyers are hesitant for several reasons and need to “feel” a home, not just review a link. We are seeing more unrepresented buyers shopping our open houses and we are hosting mid-week public open houses and trying several other unique things to shake things up!

Just Sold! Some homes just have a presence about them and this one in Windward’s Peninsula truly took our breath away. Privately tucked behind 3 sets of gates and perched on a rare 1.5-acre lot along the Golf Club of Georgia, this beautifully reimagined smart home offered the privacy and serenity my clients were hoping for.

From the cobblestone circular drive to the custom kitchen with its 13-foot quartz island, Blue Star range, and exquisite finishes, every inch was thoughtfully curated. One of the biggest wins in this process? We were able to negotiate a brand-new roof on this nearly 12,000 sq ft home before closing, no small feat!

But what I’m most grateful for is the trust. These amazing clients leaned into the data, the process, the details, and the network I’ve worked so hard to build. They also sold their former Windward home off-market for a great price, making room for this next chapter.

And now, we’re already dreaming up the next layer - using my background in design and color to help them make one of the biggest exterior decisions: painting the brick to blend seamlessly with the natural stone. Real estate has been part of my life for as long as I can remember. My dad, now in his 80s, still holds his license. I have vivid memories of walking through overgrown, run-down properties he bought to renovate and flip… or jumping on dirt mounds with my brothers on lots he was starting to develop. His heart for people is the biggest I know. And right alongside him, I watched my mom personally manage each of those properties and still does to this day. Together, they showed me what it looks like to work hard, care deeply for people, and build something meaningful.

A few years ago, with encouragement from my husband (a mortgage banking executive), I found my way back into the business. What I didn’t realize at the time was how perfectly my background in business, furniture and design, love for research, contract expertise, and passion for people would all come together. It was a natural fit, even if I didn’t see it coming.

U N D E R Contract! This weekend was a reminder why open houses can move the needle!

I had the cutest newlyweds walk in, and within minutes, they were completely smitten with this home. They sat down on one of the sofas comfortably, stayed a while and asked if they could buy all the staged furniture, talk about the power of great staging 😍

We ended up chatting for nearly an hour about the home, their future, and what they’re dreaming of in their first place together.
