There are a few ways you can ensure all of your mail is being delivered to your new residence:

🗝 Submit a request with your USPS for an address change
🗝 Also, be sure to change your address on the following:

✔️ Driver’s license
✔️ Forwarding Mail Address
✔️ Work and Tax Documents
✔️ Change utilities into your name
✔️ Change your old utilities out of your name
✔️ Mailing address on Amazon
✔️ Bank account addresses
✔️ School Mailing List
✔️ Monthly Subscription Boxes
✔️ Medical Documents
✔️ InsuranceChanging these are so important! The last thing you want is to not get important information because your address changed.

When you start the process of finding the right home for you and your family, there are some things you should know and follow during home tours:

🔸 You can open cabinets and closets
🔸 Make sure you review the seller’s disclosure
🔸 You can test water pressure
🔸 Be mindful of wearing shoes on the carpet and around the house
🔸 Make sure you lock any doors that you unlock

This is really just a matter of preference, but both newer and older homes offer distinct advantages, depending upon your unique taste and lifestyle.

✔️ Older homes can generally cost less than new homes, however, there are many cases where new homes can also cost less than older homes.
✔️ Most new homes will not have any backyard landscaping and some don’t include any front landscaping either
✔️ Taxes on some older homes may also be lower
✔️ In a new home, you can pick your own color schemes, flooring, kitchen cabinets, custom wiring for TVs, etc., as well as have more upgrade options.
✔️ Older homes, unless they have undergone an energy retrofit, usually cost much more per square foot to air-condition and heat

As you can see there are advantages and disadvantages to each, but it really comes down to what fits you and what you are looking for in a home.

When a home comes “back on the market,” that means the house was under contract but now has come back on the market. Before you immediately assume this is a huge red flag, Check out some common reasons homes come back on the market below!

1️⃣ Buyer’s remorse
Sometimes buyers get cold feet, or sometimes they find another home that they like way more. It happens!

2️⃣ Inspection results
Home inspectors can always find something wrong with a property, even new construction. Though sellers are usually willing to fix the issue or make it up to the buyer somehow, occasionally, some buyers will choose to back out entirely.

3️⃣ The buyer had more than one option
Depending on the local market, some buyers’ agents suggest that buyers put down offers on multiple homes. If buyers end up with more than one contract, they have to back out of others, resulting in those homes being placed back on the market.
