Well, that was fast! We hit the market on Thursday, and by Sunday we had 25 showings and 9 offers.

With thoughtful positioning — intentionally appealing to investors and buyers ready to bring their vision — I aimed to build high demand right out of the gate. Buyers scrambled for it because it has a layout and lot that never go out of style, and it had 45 years of love from its original owners.

Let’s talk about bushes. Thrilling, right?

One of the most aggravating mistakes I see homeowners make is letting their bushes become overgrown — even when they’re still neatly shaped by landscapers. Over time, they grow together and start to look like one big mass of greenery. This makes your house look OLD.

Cutting bushes back hard (we’re talking chainsaw down to a foot off the ground) is a game changer. When each plant has its own shape and space again — like you see in new builds or freshly landscaped yards — the entire property suddenly looks updated, and buyers subconsciously see the property as newer than it is.

It’s one of the easiest curb appeal upgrades you can make. It costs nothing, takes very little time, and can make a house look 10+ years newer.

Just make sure to research your specific bushes first — many should be cut back before they start blooming in the spring.

Managed to squeeze in a little fun before my busy season. We would’ve liked a little more ❄️❄️❄️ on the ground, but we made do! The kids learned the joy of the sidehit, the girls mastered their parallel turns, and the little guy tried to give me a heart attack. I need to clear something up. In shows and movies, there’s always this dramatic moment when the real estate agent tells the buyers, “You got the house!” once their offer is accepted. The REAL time we say that is when due diligence wraps up. When an offer is accepted, the hardest work begins: a flurry of inspections, calls with mortgage brokers, gathering all the documentation, calls with insurance companies, and LOTS of negotiation.

Today was the day D.D. wrapped up for a buyer I adore. Perfect home, perfect location, and even better terms than we had expected. After a year of hunting, I finally got to say, “The house is yours!”

Next stop: closing in two short weeks 🔑
