"Why doesn't every appraiser use your services?"
I read an article today that got me thinking more and more about why some potential appraiser partners choose not to partner with us. While we are not a fit for everyone, we know that and are very upfront about that, we are a great fit for many appraisers (probably more than 70% of the appraisers reading this). I wanted to provide my counter arguments, in writing, to the most common reasons an appraiser does not partner with us.
1) I am only looking for help with form filling. This is the most common one, by far. When we tell the appraiser that we do not perform this service, it is typically an immediate end of the call.
My counter: Why are you looking for that help? The answer is always to save time. Hiring us saves you time, instantly. We are a plug-and-play solution. We already have the process, the knowledge and experience. No training needed. One thing I constantly hear is that even when appraisers use overseas form-fillers, they spend time reviewing everything and making edits, which is good because the appraiser is liable for errors, not the overseas company. I would also argue that most appraisers would rather enter information into a report than deal with emails, phone calls and updating AMCs.
2) Fear of giving up control. This is usually not explicitly expressed but we can tell. They are excited about what we offer and how it works then immediately pull back when we talk about needing AMC logins, which we need to do the job.
My counter: I understand it can be anxiety inducing. I get that. However, we can reduce your overall stress each day by allowing us to handle what we do. We do it based on your pricing and your preferred schedule. You still have control, you just are not doing the small things and focusing on the bigger tasks that the appraisers should be doing.
3) Your services are too expensive. We actually do not get this one that often but we do hear it some.
My counter: For many of our appraisers, we fully cover our costs in the time we free up, the higher fees we collect and the strategies we are able to employ having come from the AMC side and working with appraisers throughout the country. We collect the best practices and put them in play for you. My favorite quote from a current appraiser partner: “It costs me more not to use them.”
What do you like least about running your appraisal business? The biggest nuisances? Easy, all of the emails, phone calls and dealing with the AMCs. Then why do it?
