Our clients always shine in our eyes, but it’s our job to make your offer shine to the seller!

To be seen as a serious buyer you must:

🗝 Show proof that you can afford the home
If you want to look like a serious buyer, the first thing you need to do is show the seller that you can actually close on the home. This means obtaining a mortgage pre-approval. If you’re a cash buyer, it’s a good idea to submit proof of funds along with your offer.

🗝 Submit earnest deposit
Earnest deposit is money that you submit to the seller along with your offer to show that you’re serious about buying the home. If you don’t fulfill your obligations under the contract, the money goes to the seller.

🗝 Don’t take forever to inspect
Sellers don’t want to wait for weeks to find out whether you’re going to accept the property in its current state or ask for repairs or concessions. If your offer contains an inspection period that’s half as long as a competing offer, that could be a very attractive feature to sellers.

Inventory remains low, and with mortgage rates at near-record lows, competition for homes could heat up even more in 2022. A well-constructed offer can make you stand out as a serious buyer and give you the best chance at getting your dream home under contract.

Making your earnest money deposit (EMD) can show the sellers how serious you are about buying the house. It shows that you are willing to put that EMD amount on the line in good faith that you won’t back out of the deal.

Here’s a more in-depth look:

✔️ Earnest money is a deposit made to a seller that represents a buyer’s good faith to buy a home.
✔️ Earnest money protects the seller if the buyer backs out.
✔️ It’s typically around 1% – 3% of the sale price
✔️ It is held in an escrow account until the deal is complete.

Making your EMD non-refundable means that if you back out of the purchase of the home, you won’t be able to get your money back at all.
