Picture this: You finally find the home. Your offer gets accepted… but then, reality hits. Your lender starts talking about earnest money, inspections, appraisals, and closing costs.

Here’s what many buyers wish they knew before going under contract:

✅ Earnest Money Deposit: 1%-3% of the purchase price — it shows you’re serious about the offer

✅ Home Inspection: $400-$600 — to avoid surprise repairs after moving in

✅ Appraisal Fee: $600-$800 — the lender requires this to confirm the home’s value

✅ Down Payment: 3% – 20% — depends on your loan type and how much you want to put down

✅ Closing Costs: 2% – 3% of the home price — includes lender fees, title insurance, and other charges

Knowing these in advance can help you plan smarter and avoid any last-minute stress.

Thinking of buying a home as a dual-income couple? Here’s what that $160K salary could mean for your budget:

Total monthly income: $160,000 ÷ 12 = $13,333/month

Max DTI ratio: Most lenders allow up to 49.9% DTI, which means $13,333 x 49.9% = $6,655/month for all debts, including your mortgage.

Subtract monthly debts: If you have $1,000 in other monthly payments (like car loans or student loans), your max mortgage budget drops to:
$6,655 – $1,000 = $5,655 for your mortgage payment.

💡 With $5,655 for a mortgage, you could qualify for a home in the $850,000–$900,000 range, depending on your down payment and interest rate.

Imagine you and your partner are ready to buy a home together. The lender looks at both your incomes and adds them up to see how much house you can afford.

👉 Example:

Partner A: $70k
Partner B: $80k
Total: $150k combined income = more buying power!
But if you’re buying solo? It’s just your income that counts.

Next, let’s talk debt. If you’re buying together, all your monthly debts are considered mutual (yep, even their student loans ). Solo? Only your debts matter.

Now, here’s where it gets tricky — credit. If you’re buying as a couple, the lender will use the lower credit score between you both (not ideal if one score is much lower). But solo buyers? Only your credit score is factored in.

💡 Pro Tip: If one of you has a lower score but the other can qualify alone, some states let you have just one person on the mortgage but both on the title!

And about being married vs. not married? It doesn’t affect mortgage approval, but legally, married couples have more protection in case things don’t work out.

Selling a home can feel overwhelming, but that’s why I’m here—to guide you every step of the way! Let me share some insights and real-life examples from my experiences with past clients. 🏡

✔️ What does a listing agent actually do?
My role goes beyond just putting a “For Sale” sign in your yard. I help prepare your home to shine, price it competitively, market it effectively, and handle all the details of the transaction. For one client, this meant coordinating with a stager and professional photographer to make their home irresistible. The result? Multiple offers in just a few days!

✔️ Clear communication is key
Before we start, I make sure we’re on the same page. One of my clients wanted updates after every showing, so we set a plan to touch base weekly and share feedback right away. Having open conversations like this ensures you’re always in the loop.

A lot of my work happens behind the scenes—like networking with other agents, responding to inquiries, and strategizing the best ways to market your home.
