I’ll let you in on a secret… it’s really hard to offend your real estate agent.

Over the years, I’ve heard it all:
☕ Clients asking to see ten homes in one day (challenge accepted — I just pack extra coffee).
💪 Buyers wanting to “lowball” an offer (no problem, that’s where negotiating skills come in).
🏡 Someone walking into a showing, taking one look, and saying “nope” before we even make it past the kitchen.
🔄 And of course, the classic “I changed my mind again.” Honestly? It happens more often than you think.

The truth is, none of this bothers me. In fact, it helps. Every “no,” every question, every pivot brings us closer to the home that feels right.

What’s the difference between an inspection and an appraisal? I get this question all the time.

🔍 Inspection: This is all about the condition of the home. A licensed inspector checks the roof, plumbing, electrical, HVAC, and more so you know exactly what you’re buying. It helps you avoid surprises and negotiate repairs if needed.

💲 Appraisal: This is about the value of the home. An appraiser (hired by the lender) looks at comparable sales and the current market to confirm the price is fair before the bank approves the loan.

Both are important but for very different reasons. The inspection protects you as the buyer, while the appraisal protects the lender’s investment.
