🛠️ Preparing for the Unexpected: Commercial Property Restoration & Risk Management!

The REAL Professionals Network Milwaukee Chapter held another informative and engaging meeting featuring Dylan Basterash and Adam Nelson with Kelmann Restoration.

Dylan and Adam shared valuable insights into commercial property restoration, including emergency response, rising costs, supply-chain and workforce challenges, insurance considerations, and the importance of business-continuity and pre-loss planning.
The discussion served as an important reminder that preparing before a fire, flood, storm, or environmental issue occurs can help property owners minimize downtime, control costs, and resume operations more quickly.

Our REAL Professionals Network Atlanta Chapter enjoyed an insightful discussion on the current state of mergers and acquisitions with John Marsh with Marsh Creek Advisors.

One of the strongest messages from the presentation was clear: business owners should begin preparing for a sale well before they are ready to step away. With the process often taking 18–24 months, early planning, realistic valuation expectations, and coordination between the sale of the business and its real estate can make a significant difference.

Although private equity firms have more capital available than ever, quality acquisition opportunities remain difficult to find. Essential field and facility services—including HVAC, plumbing, fire and life safety, pest control, landscaping, and janitorial services—continue to attract considerable interest. Professional service firms are also increasingly becoming acquisition targets.

Our roundtable discussion reinforced that activity remains strong across the Southeast, particularly in industrial properties, warehouses, raw land, development sites, 1031 exchanges, private lending, and specialty projects.

Bethany shared valuable perspectives on the resilience of the economy, consumer spending, persistent inflation, AI-related investment, labor-market conditions and the factors shaping South Carolina’s economic outlook. We were pleased to have Matthew Martin, Regional Executive with the Federal Reserve Bank of Richmond, as our featured speaker.

Matt provided an informative overview of current economic conditions and the trends affecting businesses and commercial real estate. Key topics included inflation, declining labor-force participation, consumer and business spending, interest rates, Treasury yields, lending conditions and access to capital.

The discussion also explored how market conditions vary across multifamily, retail, industrial and office properties—and why businesses should remain attentive and prepared to adapt as economic conditions evolve.

A few highlights from the conversation:

🏙️ Atlanta Market — Deal activity remains quiet, with some property owners delaying plans to bring assets to market.

🏢 Multifamily & Self Storage — Demand remains strong nationally. Chicago continues to lead in multifamily rent growth and occupancy, while self-storage occupancy is holding near 92%.

🏨 Hospitality — Value-add activity is increasing, with major capital improvements becoming more common. One example discussed was a renovation of approximately $50,000 per key at the Hyatt Place in Buckhead.

🤝 Licensing & Referrals — Participants shared important insights regarding out-of-state transactions, including referral arrangements and differences between SBA and conventional financing.

🏗️ Regional Development — Local ordinances are increasing development costs for self-storage and grocery projects.

Meanwhile, Google’s planned relocation of approximately 5,500 employees to Chicago in 2027 is expected to create additional market demand.

🌎 Nationwide Expertise — The conversation reflected the strength and diversity of our network, with professionals representing photography, contracting, environmental consulting, brokerage, disaster recovery and other specialties across multiple states.

Can today’s CRE deals make it across the finish line?

This week, we asked more than 30,000 commercial real estate professionals—and the results reveal a divided but cautiously resilient market:

🟢 21.5% are very confident
🔵 23.7% are somewhat confident
🟡 24.8% remain cautious
🟣 14.9% report deals frequently stalling
🔴 14.8% selected another response

While 45.2% express some level of confidence, underwriting friction, lender alignment and asset quality continue to influence whether transactions close.

The takeaway: Deal momentum remains, but disciplined underwriting and strong financing relationships are still essential.

Pittsburgh Chapter | National & Regional Economic Outlook!

A terrific discussion at our REAL Professionals Network Pittsburgh Chapter August meeting, where members gained valuable perspective on the national economy and the forces shaping the Pittsburgh region.

A special thank you to Russell W. Mills, Ph.D., Vice President and Regional Executive of the Pittsburgh Branch of the Federal Reserve Bank of Cleveland, for providing an incredibly interesting and informative presentation on the National and Regional Economic Outlook.

Russell shared timely insights on several issues important to the commercial real estate community, including:

📈 Economic Growth: U.S. economic growth remains resilient, with consumer spending and business investment continuing to support the economy.

💻 Data Centers & Technology: Investment in data centers and computing equipment remains particularly strong—an increasingly important component of business investment.

👥 Labor Market: The national labor market continues its “low-hire, low-fire” trend, while Pittsburgh maintains an unemployment rate below both Pennsylvania and the national rate.

💰 Inflation & Interest Rates: Inflation remains above the Fed's 2% target, while the FOMC held the federal funds rate steady at its July meeting.

🏙️ Pittsburgh's Demographic Challenge: Positive migration has not yet been enough to offset the region's negative natural population change, making population and workforce growth important long-term issues.

💼 Pittsburgh's Workforce: The region's labor force and payroll employment remain below pre-pandemic levels, highlighting both challenges and opportunities for future economic growth.

Raleigh August Chapter Meeting!

North Carolina’s Growth Story: Opportunity, Infrastructure & What Comes Next!

Our latest REAL Professionals Network Raleigh Chapter meeting brought together a great mix of statewide perspective and boots-on-the-ground CRE intelligence.

A special thank you to North Carolina Secretary of Commerce Lee Lilley for his time and for sharing valuable insights into the priorities shaping North Carolina’s continued growth and economic development.

Secretary Lilley highlighted several key priorities for the NC Department of Commerce, including supporting Western North Carolina’s recovery, aligning economic and workforce development, strengthening infrastructure and communities, supporting innovation and small businesses, and implementing the NC First in Opportunity Strategic Economic Development Plan.

A few takeaways from a robust conversation:

🏗️ North Carolina continues to attract major investment. Advanced manufacturing, aerospace, life sciences, technology and financial services are among the sectors driving growth, with recent wins including JetZero, Jabil, SMBC, Scout Motors, Vulcan Elements and Toyota Battery.

📈 Growth brings opportunity—and challenges. North Carolina is the 3rd fastest-growing state in the country since 2020, while also being the 2nd most rural, underscoring the need for infrastructure and community planning that can keep pace.

🏠 Housing remains critical. The discussion touched on Western North Carolina's housing recovery as well as innovative approaches to workforce and affordable housing, including modular homes on permanent foundations.

🚧 Infrastructure needs to stay ahead of development. Water, sewer, transportation and other infrastructure needs were a major part of the conversation, particularly as urbanizing counties and communities outside the Triangle's core prepare for continued growth.

🏢 CRE activity is providing encouraging signals. Retail demand remains strong, redevelopment projects are moving forward, and Raleigh office vacancy was reported to have declined from a peak of 12% to 10.3%, helped by smaller leases over the past year.
