As most of y'all know I am pretty non existent when it comes to social media, but I do think it is a great tool to update those I care about. This year has been the busiest year of business I have ever had and I am beyond blessed to have been able to help 15+ homeowners through real estate transactions and 100+ homeowners with a roof repair or replacement. God has brought such incredible people into my life through business and I am so thankful for that. I am incredibly grateful so many people trust me with their business and absolutely do not take that for granted which is why I refuse to be outworked and take pride in EARNING business every day. I have really understood this year that if you truly put others first and work tirelessly great things will come your way.

The one thing I really don't like about social media is that people only post the wins and it leads to unrealistic comparisons. So to be clear I have been working 60+ hours a week for years now and have sacrificed a lot and have had low lows and high highs but I have full faith that God will use me and guide me to where I need to be as long as I keep seeking him out and keep putting my clients first.

Forwarning to anyone else I wouldn't set the expectation that deals like this come around all the time but it means the world to me that Tyler trusted my timing of when to buy and sell and he ended up with a killer deal on both ends.

What is driving the real estate market right now:

Interest rates๐Ÿ“ˆ๐Ÿ“‰โ€ฆ The only reason there isnโ€™t a huge frenzy and house prices skyrocketing with 10+ offers right now is because only so many people can get approved to buy a house at higher interest rates.

We just saw interest rates take a HUGE drop from 8% to 6.5% so more buyers are coming into the market and the traffic is starting to pick back up.

As a real estate agent I can tell you there are TONS of people who are renting now that want to buy, the supply is still very much short of the demand but higher rates made it so not everyone could get approved for what they were looking forโ€ฆ if rates come down like most project will this year, buyers wonโ€™t be calling shots like they are able too now.

Tried to tell y'all.... only some listen ๐Ÿคท๐Ÿผโ€โ™‚๏ธ. If you want the BEST DEAL, right now - Mid January is the best time to get something under contract.

This is a small window where the negotiating leverage is in the power of the buyer right now, PLEASE do not expect this to be the case mid next year and if interest rates do drop 2024 (like expected) PLEASE understand there are going to be more buyers you are competing with and deals like this are going to be needles in a haystack.

Sellers all signs are pointing for you to have some fun again moving forward and keep growing that equity. Buyers PLEASE do not expect things to be less competitive next year... it will not be the case barring some unforeseen circumstances! Congrats to my buyers for taking advantage of this window of opportunity... You wouldn't believe how far under list price my buyers are under contract here at ๐Ÿค‘ .

Want to know what it is really like to be a real estate agent?

I got this listing after another agent struggled to get the property sold, my clients were investors who renovated this and if you know anything about flipping a property time to sell is crucial so you don't pay a ton in carrying costs.

In the first couple weeks I was able to drive more traffic than the listing had received in the prior 3 months with a different agent. 30+ showings and only 1 offer received, my clients needed to take an offer and the only one on the table was $252,000...

I told my clients to give me through the weekend to get another offer in instead of just saying "well its the best offer we got" and by calling up 300+ agents saying that we were going to be accepting an offer in the week but it wasn't a great one so if they want an easy deal to bring their client ASAP... One of those agents jumped on the opportunity and I was able to negotiate them up to offering $287,200 which is where we closed the deal at ๐Ÿค‘.

A $30,200 increase from the offer my clients were going to have to take. In short it takes a lot of behind the scenes work to be a great agent, but to be honest most agents would probably just put your house on the market and hope zillow sells it for you ๐Ÿคท๐Ÿผโ€โ™‚๏ธ. Please make sure you ask what an agent will do to sell your house and don't use someone you wouldn't have 100% confidence in negotiating on your behalf.
