Pending home sales rose 1.5% in March from February, a positive sign for the housing market despite climbing mortgage rates and soaring gas prices from the Iran war, according to NAR. "A greater supply of inventory will help translate that demand into more home sales," said NAR Chief Economist Lawrence Yun, who added that new construction should focus on smaller, more affordable starter homes to reach first-time buyers most squeezed by rate fluctuations.

Mortgage applications jumped 7.9% for the week ending April 17 as rates fell to 6.43%, according to the Mortgage Bankers Association. The Iran ceasefire and lower oil prices helped drive rates down. "Despite the geopolitical uncertainty, housing demand is being supported by a still resilient job market, and homebuyers are experiencing a buyer's market in most of the country given the higher levels of inventory relative to last year," said MBA Chief Economist Mike Fratantoni.

Mortgage rates hit lowest point since 2022!

Mortgage rates fell to 6.01%, the lowest level since late 2022, down from 6.09% last week.

For a median-priced home of $399,950, a buyer putting 20% down would pay about $1,921 per month (principal and interest only), $17 less than last week. Compared to a year ago, when rates averaged 6.85%, today’s payment is about $175 cheaper per month.
