One of the biggest mistakes we see in rehabs?

Choosing the cheapest contractor bid.

The best contractors don’t just give you a number, they help you understand the risks, process, and realistic budget before the project starts.

A good question to ask is:

“What’s NOT included in this price?”

Now if your best contractor bid IS the cheapest, then you’re cooking with fish grease. 🐟🔥

One thing we see way too often in construction is people acting like the project is done before it’s actually done.

If there’s still a punch list, you’re not finished. 😂

That could mean a couple paint touch-ups, an outlet cover, cleaning something up, adjusting a door, whatever it is...it’s important to finish the job.

Those last little details? That’s the difference between somebody saying, “Yeah, they did okay” and “Man, they really handled business.”

And real talk, nobody wants to chase a contractor for the last 5% of the work.

Take ownership. Finish strong. Knock out the punch list and close the project the right way. Because at the end of the day...it’s the contractor’s responsibility.

Nice article on investing in Flint featuring Will Bearyman our in-house licensed builder.

It has been more than a decade since a deadly water crisis gripped the city of Flint, Mich. Now, the city is nearly lead-free and is the unlikely setting for a mini-housing boom.

A new class of home buyers and real-estate investors is driving up home prices in what has been a depressed market for decades.

Flint’s median home prices were 28% higher in the first quarter of this year compared with the same time last year, according to new data from The Wall Street Journal/Realtor.com Housing Market Ranking report.

The city’s recovery is ongoing, and residents say they still don’t trust the water. But the leftover stock of dilapidated homes that has long been a blight on the city has now become one of its greatest attractions.

“People are trying to find an affordable place to live and Flint is coming up on their radar,” said Will Bearyman, an Atlanta-based investor who grew up in Flint and now buys properties there to rent out. “So it’s not cheap little Flint anymore.”
