Tye’s Tuesday Tip

Waiting for the perfect interest rate may not save you money.

I hear buyers say, “I’m going to wait until rates come down.”

But there’s another question worth asking:

What will the home you want cost by the time they do?

Interest rates fluctuate. Home prices fluctuate too, and Georgia’s latest statewide data shows prices have remained relatively stable with modest appreciation even as buyers have gained more negotiating room.

If you find the right home, can comfortably afford the payment, and the numbers make sense for your financial situation, buying at today’s rate can still be a sound decision.

If rates decline later, refinancing may be an option if you qualify. But if you wait and home prices rise, you cannot go back and purchase today’s house at today’s price.

So instead of asking:

“Should I wait for rates to fall?”

Ask:

“What will waiting potentially cost me?”

The best time to buy isn’t determined by a headline. It’s when your finances, the property, and the opportunity make sense together.

🏡Georgia buyers have more options, but home prices are still holding steady.

Here’s the midyear 2026 snapshot:

• Median sales price: $360,000
• Homes sold: 64,631
• Inventory: 53,118 homes
• Months of inventory: 4.9
• Average days on market: 60
• Sellers received 95.6% of original list price

What does that mean?

The Georgia market is becoming more balanced.

Buyers may have more choices and negotiating opportunities. Sellers can still get strong results, but pricing, presentation, and positioning matter more than ever.

The market hasn’t stopped. The strategy has changed.

And remember: real estate is hyperlocal. Georgia statistics tell one story, but Roswell, Alpharetta, Johns Creek, Milton, and individual neighborhoods can tell another.
