A HELOC (Home Equity Line of Credit) is a type of loan that allows you to borrow against the equity in your home. It works like a credit card:

Credit limit: You’re approved for a maximum amount you can borrow.

Draw period: During this time (often 5–10 years), you can borrow as needed and only pay interest.

Repayment period: After the draw period, you repay both principal and interest (usually over 10–20 years).

Because it’s secured by your home, interest rates are typically lower than unsecured loans. However, if you fail to repay, you risk losing your home.

Conducted by: A licensed home inspector hired by the buyer.

Focus: Identifies issues with the structure, systems (like HVAC, plumbing), and safety.

Outcome: Helps the buyer decide whether to negotiate repairs, ask for credits, or walk away.

🟢 Why it's important to the buyer:
It protects you from purchasing a home with costly hidden problems. It’s your chance to uncover deal-breakers before you're locked in.

💰 Appraisal: Assesses the Home’s Value
Purpose: To determine the fair market value of the property.

Conducted by: A licensed appraiser hired by the lender.

Focus: Compares the home to similar recently sold properties to assess value.

Outcome: Ensures the lender is not over-financing the home.

🟢 Why it's important to the buyer:
If the appraisal comes in lower than the purchase price, you may need to renegotiate, pay the difference, or risk loan denial.

I recently toured a home with buyers who absolutely loved the layout, location, and natural light.

But you know what stopped them?

A 20-year-old HVAC and no wiggle room from the seller.
Now compare that to another home we toured a few days later... not as updated, but the seller was offering a rate buy-down, a home warranty, and was open to negotiating inspection items.

Guess which one they made an offer on?

In today’s market, buyers are walking into showings with calculators in hand.
They’re asking:
“How much is this home really going to cost me after I move in?”
And truthfully, it’s not about doing a full renovation before selling.
It’s about meeting buyers where they are.
A little credit here.
A seller-paid concession there.
A warranty that makes them feel just a bit more secure.

But these tiny red flags could cost you big if you’re not paying attention during a showing.
Here are 7 red flags I always tell my buyers to watch for when touring a home:
→ Lots of air fresheners – might be masking mold or mildew
→ Horizontal cracks – a possible sign of foundation issues
→ Condensation between window panes – usually means a broken window seal
→ A totally empty basement – could mean it floods after rain
→ Two-prong outlets – often a sign of outdated wiring
→ A yard that slopes toward the house – hello, potential water damage
→ Cracked stucco – can be a sign of water intrusion or failing exterior
Every home has something — the key is knowing what to flag early so you don’t fall for a
money pit.
