About 20 years ago, we bought a home in Ellijay. We were looking for a place in the mountains that wouldn’t be too far of a drive, where we could enjoy family vacations while the kids were young.

In the beginning, we went there all the time. We spent holidays there, enjoyed long weekends, and always went for spring break. The kids loved playing in the creek and exploring the outdoors. We had so many fun nights in the hot tub and roasting marshmallows at the fire pit.

And when we weren’t there? We would rent it out.

It was the perfect investment for our family, and we love being able to share it with other families, too.

Now that the kids are grown, we don’t go up as much anymore, but Mike and I still sneak away for a short visit. Or we sneak away for a “working weekend” to make sure the house is up to par.

This past “working weekend,” we brought our 23-year-old son, Michael, to help out. Our goal was to get as much outside work done as possible. We had a multitude of things to do, such as:

⚒️ Paint the railings on the stairs
⚒️ Lay 35 bales of pine straw
⚒️ Pressure wash the walkways and the bridge
⚒️ Clean up the rear patio and sunroom

It took us 3 full days to get all of this done! And I was working at the same time, answering texts, calls, and emails to keep things running smoothly with the real estate business.

Every homeowner knows owning a home, especially a second home, isn’t always glamorous getaways or picture-perfect fun. With a great home comes great responsibility.

But we wouldn’t trade it for anything. The sweat equity is just as important to us as the financial equity we’ve built up over the years.

Everybody always asks me, “What’s the market like?” Well if you live in Milton or Alpharetta? Here’s my answer 👇

Milton:
Median Price $1.3 Million (down 6.5%)
Avg DOM - 10 days (up by 4 days)
List to Sales Price Ratio - 97.9% compared to 100% in 2025
Months Supply of Inventory - 4.7 compared to 4.6 in 2025

What this means for YOU:

Milton is a thin, high-value market — 29 transactions in April 2026 — so the median price is sensitive to what specifically sold. More transactions at a wider range of price points can pull the median down even when the overall market is healthy.

For a $1.5 or $2 million Milton homeowner, your pricing conversation is specific to your property and your neighborhood, not the market median. What the data does confirm: buyers are negotiating more than they were, and the days of 100% list-to-sale ratios in Milton are paused for now. Sellers who price right and prepare their homes well are still selling fast and for top dollar.

Alpharetta:
Median Price $765K (up 6.6%)
Avg DOM - 12 days (up by 4 days)
List to Sales Price Ratio - 98.3% compared to 99.3% in 2025
Months Supply of Inventory - 3.9 compared to 3.3 in 2025

What this means for YOU:

Alpharetta is the healthiest market in North Fulton. Values are up, volume is consistent, and while it's cooling slightly from its 2024 pace, well-priced homes are still moving in under two weeks.

If you own in Alpharetta, your equity position is strong. The homes sitting on the market are the ones that are overpriced for current conditions, not the market itself.

Overall, North Fulton has moved from a seller's market into a balanced, transitional market. Homes are taking a little longer to sell than they were in April 2025 in most areas. Buyers now have negotiating room they didn't have a year ago because inventory is up.

But here's the important nuance: This is not a buyer's market.

Values have not collapsed. Buyers are still buying. The market is active. What's changed is that sellers can no longer count on multiple offers and waived contingencies as the default outcome. This is a normalizing market. And in a normalizing market, pricing strategy and preparation matter more than almost anything else.

A little over a year ago, Allison and Mike told me they were interested in selling their home. They wanted a bit more space and more acreage for their family. After meeting with them at their home, we recommended a few things to make sure we could sell their home at top dollar.

✅Replace a few appliances
✅Paint the master closet
✅Get a roof and termite inspection
✅Spruce up the landscaping
✅Declutter
✅Refinish hardwood floors and install new carpet

They listened and trusted our recommendations. And for the next five months, they worked diligently on the list of improvements.

Then it was our turn! We got to work marketing the house. We brought in our stager for some furniture and to make sure the home showed well. We took professional photos, filmed an HD video tour, and created a marketing plan for maximum online exposure. The video tour of their home got over 100k views!

Showings started at the Open House that Saturday and it was BUSY. Over 30 groups of buyers came to the open house and by Sunday night? We had six offers in hand.

We listed the house for $650K and it sold for $680K.

Allison and Mike’s hard work and our marketing plan paid off. Literally.

They were rockstar clients who listened and trusted us. Even when it wasn’t something they necessarily wanted to hear (like replacing the carpet).

I firmly believe that buying a house at a young age is one of the absolute best things you can do. Will owning a house make you “rich?” Of course not. But it lays a financial foundation where every month you’re building equity in SOMETHING. This is not insignificant.

Making progress towards a goal is addicting (in a good way), and it eventually shows up in other areas of your life. The younger you learn this, the better.

More important than the money itself is the mindset this habit unlocks.

Every goal in life worth pursuing is going to take a long time….and it’s going to require ongoing consistency more than temporary intensity. Too many people are trying to get rich quick when they should be focused on getting rich slowly.

In any endeavor, the price of success is usually just doing the same boring things over and over again….that most people aren’t willing to do. This is what creates results in the gym, in business, and ultimately in life.
