I run into a lot of creative electrical work in old houses, but this one deserves a little spotlight.

This panel was supposed to be grounded. Instead, the grounding wire left the panel, ran outside the cabinet, and was attached to a short cut-off stub of old gas pipe.

That is not a grounding electrode system. That is not a safe or reliable way to ground an electrical panel. It is just a piece of pipe someone decided was close enough.

The grounding and bonding system in a house is one of those things most people never think about until something goes wrong. When it is done correctly, it helps provide a safer path for fault current and helps protective devices do their job. When it is improvised like this, it can leave the system with a false sense of safety.

This is exactly why I open panels when they are accessible and safe to inspect. A house can have lights that work, outlets that test “fine,” and still have serious problems hiding in the electrical system.

I am not there to scare anyone. I am there to find this stuff, explain what it means, and recommend the right next step.

In this case: evaluation and correction by a licensed electrician.

We run into a lot of dangerous defects in the course of our home inspections. Many times, these hazards have gone unnoticed for a long time before we pointed them out.

One of the common things we see is Carbon Monoxide leaking into a home. Damaged or improperly installed venting for gas appliances is a real danger.

In this picture you can see the vent flue from a gas fired water heater with leaking joints, a hole in it, and improper pitch leading to the chimney it feeds into. It looks like it's been this way for a long time.

Carbon monoxide poisoning is something most people have heard of. What most people don't think about is that just because you haven't had a catastrophic event occur, doesn't mean that everything is safe!

A constant carbon monoxide leak over the course of days, weeks, months, and years, can be causing very significant damage to occupant health, even though the people who are affected by it don't notice.

While many people only think of home inspection as something that you get before you buy a house, a home inspection is hugely valuable for a house you already own. In fact, the longer you've owned a house without an inspection, the more valuable it can be, to protect the people you love, and ultimately to save you money in the long run catching problems before they become much bigger issues.

Discovered this chimney in failure on an inspection the other day.

Loose bricks and failing mortar joints aren’t just ugly — they’re safety issues waiting for gravity to get involved. Around here, freeze/thaw cycles, moisture, and decades of weather slowly chew masonry apart until sections start cracking, shifting, or dropping pieces where they definitely shouldn’t. Once deterioration starts, the process tends to accelerate.

A deteriorating chimney can lead to water intrusion, structural movement, unsafe venting conditions, and the occasional surprise brick delivery to the landscaping below. None of that makes for a great homeowner experience.

The upside is that masonry problems usually give plenty of warning before things get dramatic — assuming someone’s actually looking closely enough to catch them.

A good home inspection frequently saves the owner money in the long run. Sometimes a lot of it.
