Some homes look perfect at first glance…
but trust me—not everything is what it seems 👀
As someone who walks homes every single week, here are the little things I notice that most buyers miss:
1️⃣ Fresh paint… but only in one spot
If one wall looks brand new and everything else doesn’t… that’s not random. That’s a cover-up.
2️⃣ Overpowering smells
If it smells like a candle store walked in… they might be hiding odors (pets, smoke, moisture 👀).
3️⃣ Furniture placed very strategically
That rug or couch? Might not be for style… could be hiding damage underneath.
4️⃣ Doors or rooms you “can’t access”
If something feels off-limits or hard to get into… there’s usually a reason.
5️⃣ AC or heat blasting during the showing
Feels nice, right? But it can also mask airflow issues, insulation problems… or smells.
6️⃣ Low lighting everywhere
Cozy? Yes.
Also hiding cracks, stains, and outdated finishes… also yes.
7️⃣ “Just enough” staging
A little staging can distract your eye… especially if the important areas were left untouched.
8️⃣ Quick, rushed renovations
Looks cute in photos… but in person you’ll notice shortcuts, uneven work, and cheap materials.
9️⃣ Water stains that “look old”
Don’t assume it’s fixed. Sometimes it’s just dried… not repaired.
🔟 Floors that slope or doors that don’t close right
That’s not “character”… those are clues.
⸻
Bottom line:
The best homes don’t just look good in photos… they hold up in real life.
And honestly?
The difference between a great deal and a very expensive mistake is what you notice in the first 10 minutes of walking in.
