We recently closed on a refinance of this property after stabilizing it. We were able to drive the value from $2.2m to $3m by improving the property and placing tenants at market rates. Investors got one third of their capital back from the proceeds of the new loan with distributions from cash flow expected going forward. Loan was levered just above 60% with a 10 year term.

We're pleased to announce our most recent purchase. This is another value-add deal where we will clean up and renovate the property, bring leases to market rates, demise one of the buildings, and create higher utilization at several areas of the property.

By driving this value, we expect to deliver solid returns to our investors and a superior property for our tenants and the neighborhood.

We purchased the property for $1.275M and secured financing at 68% loan to value, 4.5% interest, 10 year term, and 20 year amortization.

Our strategy revolves around improving the property, converting the property from five to seven units, and bringing rates up to market.
