I do not post near enough here but I do care that you have your smoke detectors up and working.

Please take a look at your smoke detector batteries. Are they good? Alright no worries. Are they bad? Replace them and save a life.

Be wary of potential fire hazards in your home. Get smoke detectors. You may set them off cooking, and that’s okay! But these devices can be the difference between life and death.

Hello and happy new year all! I’m a bit late in posting this. I am not a huge fan of social media in my work. I don’t post the closing photos or milestones because I sort of feel they are self serving. A real estate broker once told me that it was our industry that normalized placing photos on business cards. I do think sharing listings makes sense but heres the thing, as soon as we list these homes in the mls, every agent knows they are live (they have access to the feeds). It’s on every website out there. When an agent states “we put your home on 100 websites.” They really aren’t doing anything more than putting it into the mls; the IDX does the rest! More often than not, your buyer sees the house and calls their agent to schedule a tour.

I am still practicing real estate and even if I don’t post about it on here, I’ll still sell your home (and do it as quickly as possible with as few headaches as possible while obtaining as much $ for you as possible). I started this page to separate my personal life from my business life. What that has done is give me another page to manage and I don’t update the page.

You may hear your agent use some buzzwords, don’t be afraid to ask what they mean and ask where the info is coming from. Sometimes you’ll see about a special degree being mentioned; ask “how does that pertain to this?” Don’t be afraid to ask a lot of questions. There’s nothing wrong with asking how something can benefit you.

While we work for you, it’s essentially a job interview. Why are we the correct person for the job? Some people may not like the personality of a particular agent. Some agents may set personal boundaries (no phone calls after 9 unless it’s an emergency (just an example). It’s okay to pick and choose, after all it’s your transaction!

Rest assured though, we agents will work together to sell your home or navigate the home buying experience for you.

It’s just like buying a car; there’s a lot of models (agents) out there and there’s definitely the right one for you.

You should send your kids to the summer lunch program. The utilization of the program ensures its continued operation. Here is a way you can help out kids that may not be getting all of their nutrition at home. Adults can eat with their child for $4.05. Children eat for free.

When I was a kid, we used to have our gaggle of neighborhood kids and we would go to the school lunches. I recall very fondly going to Curtain school and receiving school lunch during the summer.

AASD summer food program to begin

The Altoona Area School District will operate its annual Summer Food Service Program beginning Monday, June 12, and running through Friday, July 28, at the following sites: Altoona Area Junior High School, Juniata, Irving and Pleasant Valley Elementary Schools. Start off the year right, now! Check your smoke detectors and carbon monoxide detectors. They can save your life.

Check your furnace filter! Have your HVAC reviewed by a qualified tech.

Good afternoon all. With the market doing what it’s doing and the rates doing what they are doing, you’re going to find a lot of real estate agents offering mortgage advice.

Mortgage advice should come from qualified mortgage professionals. Having a real estate license does not qualify you to be a mortgage originator or vice versa.

Your home is a very important and costly decision. My personal opinion is that an agent telling a prospective buyer to buy now and refinance later is bad advise. Some of the reasons I feel this way is that when rates are higher, you’re buying less house for more money. That means you are either buying more than you can budget to obtain in the hopes of the rates going lower, or you are buying and compromising on what you want in a home (a more wise decision, in my estimation).

Comments such as ”market normalization” will be tossed around. What defines a normal market? Normal is decided by what everyone is paying. If the availability of money is the same for everyone, that’s the normal market.

I saw one individual state that homes are “selling for more than market value.” Markets determine value.

I do not want to get too into the weeds in this but I would like to say this;

If your agent is giving you mortgage advice and they aren’t a mortgage expert, perhaps speak to a mortgage expert. Reputation and reviews help. Experience matters. Real estate agents have license numbers. Mortgage professionals and banks have them too. Do you know why they are regulated? Heard of the crash in 08? That’s why.

You would be wise to spend some time speaking to a few, as I call them “money people” (aka the mortgage brokers, originators etc.).

During a transaction it’s important that agents fulfill their duty to their client and to stay in their lanes of expertise. This is just food for thought and as with any free advice, take it for what it’s worth.

Have you checked your smoke detectors? Check them often and be ready to change the battery when needed. When in doubt, change them out. Doing so could save your life.

Have you changed your furnace filter lately? Depending on your make/model you may need to change every 30 days. Changing a filter is often easy and painless. You’ll save a lot of money doing it yourself.

Also with heating season starting up, it’s not a bad idea to have your furnace checked. Call a licensed plumber in your area and ask questions; how much for a routine check up? Do you have a maintenance plan? Etc. Ask for references if you’re unsure.
