✨ CLOSED & officially Florida-bound 🌴☀️

This one definitely tested all of us 😅 Between injuries, going temporarily off market, a deal falling apart right before closing, getting back under contract, and then having our closing date delayed THREE different times… I think this transaction aged all of us a little 😂

But today? We got it DONE. 🙌

Huge congratulations to my seller as he starts his next chapter in retirement down in Florida. At 83 years young, he handled every hurdle with patience, humor, and determination — and somewhere along the way, I gained another “grandpa” in my real estate family 💜

Over the course of this transaction, I got phone calls about storms, life updates, random check-ins, and yes… even an emergency update informing me he “busted a cap” with a Milk Dud 😂🍬

Real estate is never just buying and selling houses. Sometimes it’s helping someone close one chapter so they can fully enjoy the next one — and sometimes it’s building friendships you never expected along the way.

I’m so thankful we got him to the finish line and off to his Florida adventure ☀️🏝️ Now somebody please tell the universe I’m ready for a smooth closing next time 😂

Officially CLOSED!! 🏡🔑

These buyers had a vision from day one:
“Give us character, give us space for the dogs, and don’t forget the art studio!” 🦮🎨

After seeing a few homes that made us say “okay… maybe not THIS much character” 😂… we found the perfect fit.

Did you know there’s a BIG difference between mobile homes and manufactured homes? 👀

Here’s the part most people don’t realize:

👉 Homes built before June 15, 1976 are considered mobile homes
👉 Homes built after that date are manufactured homes and must follow strict federal standards set by the U.S. Department of Housing and Urban Development (HUD)

That means:
✔️ Higher construction standards
✔️ Safety regulations
✔️ More consistency in quality

So when people think of “old school trailer homes”…
they’re usually thinking of something completely different than what’s being built today.

Manufactured homes have come a LONG way 👏
and for many buyers, they’re one of the most affordable ways to step into homeownership.
