Many sellers believe that the listing price equals market value, but the reality is that they’re not the same.

Market value is what buyers are realistically willing to pay based on comps, condition, and demand. Listing price is your strategic starting point to attract attention and offers.

Price too high above market value and you risk sitting stagnant – leading to inevitable price cuts that weaken negotiating power. But if you price at or slightly below market value and you create urgency, often leading to multiple offers and a higher final sale.

A 2024 Zillow study showed homes priced 2–3% below market value sold 10 days faster and often closed above asking.

In 2025, proximity to daily life perks ranks just as high as school districts for many buyers.
