Buyer beware! Do not sign a purchase agreement with Lennar without hiring a lawyer to review and strike out any paragraph that puts Lennar's interests over the buyers. Add language that protects you the buyer. Ensure Lennar is not able to make design and construction changes without a change order and your consent. Lennar will install the cheapest products and won't support the buyer when they fail. Our brand new home has to replace the sod to the tune of $12,000.00. Lennar talks about wonderful customer service. It is not. Not sure how Lennar employees sleep at night knowing how horrible the company they work for is to it's buyers. They stand behind their purchase agreements and closing documents language to provide zero customer service or support. If your lawyer or you cant get Lennar agreements changed in your favor, run as far away as you can from them. There are better builders that do care about the buyer. I am not a one off...there are 64 homes affected in my community. Lennar and the developer Greenpointe Holdings stand behind contract language knowing they installed an inferior product and will do nothing.

Took 2 Juniper tickets, multiple phone calls but after 74 days we finally received our quote to have our grass replaced. Most would have given up but we will not. This construction defect affects many residents in this community. We all know where the HOA board stands on the issue because the board is run by the developer Greenpointe who is not interested in doing right by the residents. Greenpointe does not hold the builders accountable to the design guide standards but points blame directly at the builder. Unfortunately our lawns will continue to get worse. We are not spending close to $12,000 to replace sod that should have been Floritam but instead was provista. Provista is not spec per the RHCC Design Review Manual. Fraud?More to come.

Letter under review by the State Attorney Generals office:
We have a serious SOD issue in River Hall Country Club, and I understand in Hampton Lakes as well. This sod problem exists because Lennar installed the wrong grass (Provista and not St. Augustine “Floritam” per the River Hall Design Guide) and has chosen not to do anything about it. It's common knowledge that this occurred on Weston Manor Dr., Walnut Run and additional streets in Hampton Lakes. I am currently collecting names of everyone impacted by this careless act so we can work together to resolve this problem. Some homeowners have tried but failed to get Lennar, Greenpointe and/or the HOA to resolve the sod issue. As of today, I have over 36 homes and counting impacted and some homeowners believe they have it but have not been confirmed. The Provista sod has started to migrate to homes that have St. Augustine "Floritam" causing the lawn to become w**d infested. That's a huge problem considering the impact.

Currently, the HOA states they cannot do anything about this because it's the builder that installed the sod not them. However, the board should be addressing this issue not the homeowners. The board is responsible for ensuring the bylaws are followed and that includes ensuring the builders are following the design guide. The board is made up of 3/2 majority to the developer. The developer, Greenpointe, and the HOA is aware and acknowledges the problem but will do nothing to help the residents plagued with the wrong sod. The developer states we closed on our homes, so we accepted the lawns. The problem with that statement is we wouldn't have signed off if we knew the incorrect sod was installed and not per the design guide. Many of us had no idea the incorrect sod was placed until our yards were dead. Not everyone is a full time River Hall resident. Lennar has said it’s the landscaper, Juniper’s problem because Juniper is not taking care of the yards. If Juniper is responsible for the bad sod, why are other lawns in good shape? Lennar knows the grass is bad, that’s why they are making people sign non-disclosure statements when Lennar partially replaces the sod.
Our neighborhood looks terrible, and the landscaper can do nothing to make it better except offer to replace the Provista with Floritam on our dime. This is very expensive.
I am reaching out to you for your help. The homeowners of River Hall are tired, frustrated and angry. Completely unnecessary. However, we are all willing to do what it takes so our yards, and our community are beautiful again and that is why we are reaching out today for your help.
We need Lennar to step up for this community they are still building in. Lennar needs to replace the Provista sod with the correct St. Augustine Floritam.

When you buy a home you don't expect to deal with a builder that installs the wrong sod and makes the homeowner replace it on their dime. Not to mention the developer Greenpointe Holdings LLC doesn't keep the roads up River Hall. When the owners blow a tire or damage their car, again the homeowners are left with the bill. Also, Greenpointe doesn't have insurance to cover claims because they can't produce a certificate of insurance or even a surety bond.
