There’s a part of negotiating a home purchase that I think buyers—and honestly, most agents—aren’t talking about enough.

The terms.

Everyone wants the seller to drop the price.

And I get it. A lower price feels like the obvious win.

But here's the problem:

A $10,000 price reduction may only save a buyer around $53/month when you factor in the estimated taxes and insurance in this example.

Now look at what happens when that same $10,000 is negotiated as a seller concession toward an eligible rate buydown.

In the example I put together:

Year 1: ≈ $462/month saved
Year 2: ≈ $237/month saved

Same house. Same $10,000.
Very different outcome.

That's why I think buyers need to stop looking at the purchase price as the only thing they can negotiate.

Closing costs.
Rate buydowns.
Prepaids.
Timing.
Leasebacks.
Other concessions.

Price is one lever. Terms are the toolbox.
