The North Texas market is showing different trends across our local counties this week:
📍 Wise County
• 47 new listings (+7%)
• 28 homes went under contract (-15%)
• 26 homes sold (-13%)
• Price reductions remain active with 86 decreases (+2%)
➡️ Buyers have more opportunities as inventory continues to enter the market, while sellers may need strategic pricing to stay competitive.
📍 Cooke County
• 15 new listings (-12%)
• 17 homes under contract (+70%)
• 10 homes sold (+150%)
• 41 price reductions (+17%)
➡️ Demand remains strong despite fewer new listings. Well-priced homes are still attracting buyers quickly.
📍 Montague County
• 7 new listings (+700%)
• 3 homes under contract (+300%)
• 5 homes sold (+500%)
• 18 price reductions (+500%)
➡️ While overall inventory remains low, activity has increased significantly compared to last year, showing renewed buyer and seller movement.
📍 Denton County
• 552 new listings (-7%)
• 337 homes under contract (+14%)
• 335 homes sold (+5%)
• 848 price reductions (-7%)
➡️ The market remains active, with strong contract activity and sales. Buyers continue to have negotiating power as price reductions remain common.
