Most flippers spend money where you can see it—not necessarily where it matters most.

The finishes on this house looked great, but once we looked deeper, there were some major concerns: an inaccessible attic with missing insulation, multiple lights that didn’t work, and a sewer line that was a mess.

Pretty doesn’t always mean problem-free. That’s why a thorough inspection matters.

This isn’t a knock on anyone—just a simple reminder:

Real estate agents work in the best interest of THEIR client. And sometimes, that means making sure you have your own professional verify that work was actually completed properly.

I had a listing agent tell the buyers the sewer line was “perfectly fine.”

The reason? The plumber was able to get the Roto-Rooter down the line.

But here’s the problem…

The plumber never put a camera down the line to verify the work.

Just because a tool can make it through a sewer line doesn’t mean the line is in good condition.

This is why it’s so important to have repairs reinspected after the work is supposedly “done.”

Trust, but verify.

That little extra step can save a homeowner from a very expensive surprise down the road.

When is a leaning structural member no longer structural? 🏠🔎

A common rule of thumb is that if a structural member is leaning more than 1/3 of its width, it can no longer be considered structurally sound.

For this 4x4, that would be approximately 1 3/8 inches.

As you can see, this member is leaning only about 1/2 inch out of plumb. That means, while it may not look perfectly straight, it is still considered structural.

Not every imperfection is a defect—and knowing the difference is what separates a thorough inspection from a simple walk-through.

One of the most important things keeping water OUT of your home is something you probably never think about: flashing.

When flashing is installed incorrectly, water will find a way in. And once that water gets where it doesn’t belong, it can lead to wood rot, mold, damaged insulation, deteriorated materials, and expensive repairs.

Here in the Wild West of Texas, when some homes get added onto, code sometimes gets set aside in favor of the “easy” installation.

This service entrance conductor (SEC) is installed too close to the roof and is actually resting on the roof surface. That’s not just an eyesore—it creates a safety concern and is an installation that needs to be corrected.

Additions should be built to code just like the original house. “That’s how we’ve always done it” isn’t a building standard.

A thorough inspection can help uncover these issues before they become your problem.

Most cisterns are no longer in use—but that doesn’t mean they can simply be forgotten.

This one was cancelled, and unfortunately, it was located too close to the septic tank and drain field. Even worse, it presents a major fall hazard if it isn’t properly cancelled and secured.

Old cisterns can become serious safety and liability issues. If you have one on your property, make sure it’s properly addressed—not just covered up and forgotten.

Replacing your HVAC system but ignoring the ductwork is like making a big ol’ pot of pork and beans…

and forgetting the beans. 😂

You’ve got the pork.

You spent good money on the pork.

You can even tell everybody, “This is some mighty fine pork!”

But when you sit down to eat it, something ain’t right.

That’s what happens when you put a brand-new HVAC system on old, undersized, damaged, leaking, or poorly designed ductwork.

You can have a brand-new A/C unit, but if the ductwork can’t properly move the air, your house still ain’t gonna cool like it should.

Don’t just replace the pork.

Make sure you’ve got the beans too.

A duct can look like it’s connected and still not be doing its job.

During this inspection, we found a severely closed duct in the attic. Rather than just calling it out based on appearance, we double-checked it with an infrared camera and an anemometer to verify the problem.

The result? No measurable airflow.

This is why a thorough inspection goes beyond simply looking at what’s visible. We test, verify, and document what we find.
