🏡 Watch out for missing tempered glass in older homes!

Just because a house has been standing for decades doesn’t mean it meets today’s safety expectations. Older homes can have ordinary glass in hazardous locations where safety glazing may be required, such as near doors, in bathrooms, and around certain windows.

Broken glass can turn an everyday accident into a serious injury. Don’t assume it’s safe just because it’s been there for years!

Friday funny! 😂

I guess the builders forgot that it does freeze around here after a couple of mild winters. 🥶

This neighborhood decided the water line from the meter belongs ABOVE ground—with a decorative plastic rock and a small blanket for protection. 😂

Because apparently when it comes to protecting a water line, the winning strategy is: whatever is the cheapest option!

All jokes aside, this is exactly why having an experienced inspector who knows the area matters. Your home should be built for the climate you actually live in—not the one we wish we had!

🔎 Do you know what these stripes in a sewer line mean?

They’re marks left by a roto-rooter cable being sent through the line to clear a blockage. They’re also a clue that the line has had an issue in the past!

In this case, we found a 2-inch belly in the sewer line holding toilet paper right near the end of the line before it reaches the city tap. That low spot can allow waste to collect and create recurring blockages.

This is exactly why a sewer scope matters! Just because water goes down the drain today doesn’t mean there isn’t a problem waiting to happen tomorrow. 🏠

Are builders really doing their job of providing a safe and livable home?

This home didn’t meet the safety category in one spot—and it was the garage door.

It’s crazy to me that small safety items, like a garage door pull cord, can be overlooked during construction. It may seem insignificant, but when something is there to help make a home safer, it matters.

And here’s the crazy part…

The city/AHJ approved this home.

An approval doesn’t replace a thorough inspection. Your home should be more than approved—it should be safe, functional, and built with attention to the details.

Builders: follow the Golden Rule. Build the home you’d want your own family living in.

Buyers: don’t assume “new construction” means “perfect construction.”

Another new construction. Another list of issues that, in my opinion, were obvious.

None of these may be considered a “big” issue individually. But when you’re spending your savings on a new home, shouldn’t you expect it to be done right?

New construction shouldn’t mean “good enough.” The little things matter, because they’re the things homeowners notice every day.

Builders should simply follow the Golden Rule: Build the house you would want your own family to live in.

You might be surprised how quickly people take notice when you do.

Build it right. Inspect it right. Know what you’re buying.

I guess some builders are starting to treat joist hangers like they’re an accessory instead of a structural component.

The only problem? Accessories don’t hold up your floor.

To make it even better, the joist was cut so short that the hanger can’t do the job it was designed to do. A joist hanger only works when the framing actually bears where it’s supposed to. This is one of those defects that’s hidden behind drywall once the house is finished—but it still matters.

This is exactly why a thorough home inspection goes beyond checking boxes. We look for the things you can’t see after move-in.

💰 What are you really paying for when you hire a home inspector?

A client recently told me something that really stuck with me.

She had previously paid almost twice as much for a home inspection through another company.

But when she received that report, she felt like it told her more about what the inspector didn’t inspect than what they actually found.

Then she hired A Better Inspection.

She was pleasantly surprised—not only by our price, but by the amount of information she received about the home and the things that actually mattered.

Her biggest disappointment?

And this is where I think buyers need to understand something:

The most expensive inspection isn’t automatically the best inspection. And the cheapest isn’t automatically the worst.

But a home inspection shouldn’t be about producing an “easy report” that helps a transaction get to closing.

It should be about giving the person who is actually buying the house the information they need to make an informed decision.

I don’t inspect a house with the goal of making the report easy for the REALTOR®, the seller, or the closing.

I inspect it for the person who is going to own it.

If that means I find problems that need attention, that’s not a bad inspection.

That’s the job.

Your home is probably one of the largest purchases you’ll ever make.

Don’t just ask, “How much is the inspection?”

Ask:

“What am I actually getting for that price?”

That answer may be worth far more than the difference on the invoice.

What really matters in a home inspection?

It’s not how many pictures are in the report.
It’s not how many pages the report has.
And it’s certainly not whether the inspection makes everyone in the transaction happy.

What matters is knowing the truth about the home you’re buying.

What needs attention now?
What could become expensive later?
What is a safety concern?
What requires a qualified professional?
And what is simply normal wear and tear?

A good inspection shouldn’t scare you away from a house—or convince you to buy one.
