Here’s a pro/con breakdown to help you understand the current landscape.

📑✒️For Buyers: The Pros & Cons

✅ Pros
1. Lower rates = better buying power, you can afford more home with the same monthly budget.
2.Lower monthly payments improve overall affordability.
3.It can reduce your long-term interest expense over 15, 20 or 30 years.

❌ Cons
1. Rates are still higher than historical norms, which can squeeze budgets.
2. If inventory is low, buyers may still face competition and higher prices.
3. Waiting for rates to drop further could delay your purchase and prices might rise faster than rates fall.

🏠 For Sellers: What This Means

✅ Pros
1. More buyers qualify for loans now that rates have ticked down a bit which can mean stronger buyer demand.
2. Lower payments can bring more confidence for first-time buyers.

❌ Cons
1. Buyers may still be cautious if rates are perceived as “high,” potentially slowing offers compared to markets with historic lows.
2. Some buyers may continue waiting for even lower rates, which can slow negotiations.
