Real question for buyers: would a higher interest rate stop you from buying if the seller were willing to negotiate in other ways?

There can be more room for conversations around price, closing costs and rate buy-downs when sellers have fewer buyers competing for the same house.

If the monthly payment worked for you, which would matter most: a lower price, a lower rate, or help with closing costs?

I’m curious what buyers actually care about right now.

The sky. The familiar faces. The slower pace. The way people show up for each other. The fact that Amarillo and Canyon each have their own personality.

Thinking about selling your home in Amarillo? Before you replace the floors, remodel the kitchen or spend thousands on updates, pump the brakes.

Not every improvement will pay you back. Sometimes the best preparation is a deep clean, a little decluttering, fresh curb appeal and a few strategic repairs. Other times, a roof or major system needs attention before buyers will feel comfortable moving forward.

One thing I always want people to know about living here: it’s not just about the house — it’s about the feeling.

The open space. The big skies. The stars at night. The sunsets. The lightning storms. The sense that there’s still room to breathe here.

That’s part of what makes Panhandle life so special.

Say what you want about Panhandle weather, but the sky here knows how to put on a show.

When a lightning storm rolls in, it can light up the whole sky like a choreographed dance.

It’s dramatic, wild, beautiful, and one of those things that makes living here unforgettable.

The Texas Panhandle surprises people in a lot of ways — but the sky is always one of them.

One of the most underrated things about living in the Texas Panhandle is the sky at night.

When you get outside the glow of town, the stars are so clear and bright it feels like you could reach up and touch them.

It’s peaceful, beautiful, and one of those things locals can forget to mention — but people moving here notice it right away.

Big skies are part of the lifestyle here, and honestly, they never get old.

New construction or an older home—which would you choose? 🏡

New construction has a lot going for it: everything is new, there’s typically less immediate maintenance, and you may have builder and manufacturer warranties.

But then you walk into an older home with bigger rooms, mature trees, an established neighborhood and more square footage for your money…and suddenly the decision isn’t quite so easy.

In my newest blog, I walk through the things I want buyers to consider before choosing between the two—from roofs, plumbing and inspections to builder reputation, permits, landscaping and some of the expenses that can surprise you with a brand-new home.

But eventually, after we’ve done all the homework, I think feelings get a seat at the table too.

Where will you put your Christmas tree? Can you see your story being written here? Does this house feel like part of your family’s next chapter?

Because eventually we aren’t choosing between “new” and “old.” We’re choosing home. ❤️

Before you spend a small fortune getting your house “ready to sell”… call me first. 😄

Some repairs matter. Some updates genuinely help. And some projects will never give you your money back.
