ZILLOW DOESN’T PRICE YOUR HOME 👀
There’s a lot that goes into accurately pricing a home and Zillow isn’t one of them. 😅
Zillow pulls much of its data from public records, similar to what you’ll find through the appraisal district. What Zillow doesn’t have access to is the MLS, where real estate agents are reporting the details of actual transactions.
The MLS gives us valuable information like:
• Closed sales price
• Days on market
• Seller concessions
• Financing type
• List-to-sale price ratio
• Sales history
• Major upgrades
• And so much more
When determining what a home could realistically sell for, there are three major factors: price, location, and condition. Sometimes all three affect a homes sale.
