I recently received this message from a past client, and with their permission, I wanted to share it with you all. It’s a powerful reminder of how important it is to take inspection recommendations seriously—even the optional ones.
Buying a home is an exciting (and sometimes overwhelming) process, and it’s easy to get focused on timelines and closing dates. But slowing down to do due diligence can save you from serious issues down the road.
I’m so thankful that my clients are safe and that their quick actions, along with the help of first responders, prevented a much worse outcome. I’m also incredibly grateful they allowed me to share this to help others.

Email from customer:
I apologize for taking soooo long to respond.
Everything went really well. Ben and I closed on the home, December 18th. It is wonderful to be home owners!
We did learn a hard lesson though. You remember how you recommended that we have a professional in the field come inspect various areas more fully?
Well, we didn't. We were so focused on trying to finalize the process before the seller moved out of state that we ignored your sound advice.
In mid April, the inside HVAC unit caught fire about 2 AM. Praise God that Benjamin has insomnia. He was up doing university work online when the smoke started billowing out the return vents setting off the alarms. He jumped up and ran to turn off the unit and then the power to the house as he dialed 911 and got out.
Fire response was less than 2 minutes. Between Ben's and Fire's swift response, the only thing we lost was the unit itself. The Fire Chief said Ben's quick action to cut power to the house, prevented it from flashing over to a full confligration. We are so blessed! Insurance is replacing the unit and having the house & contents treated for smoke damage.
We have been telling everyone that when your home inspector advises other inspections, LISTEN and FOLLOW THROUGH!
We are just so fortunate it turned out so well. God is so good!!
