No, the housing market isn’t crashing—but it is changing.

Homes in American Falls and Pocatello are generally taking longer to sell, giving buyers more room to negotiate on things like closing costs, repairs, and possibly a rate buydown. Sellers can still get strong results, but pricing correctly from the beginning matters more than ever.

There’s also good news for manufactured-home buyers: a new Idaho law expands where qualifying HUD-code manufactured homes may be placed, potentially creating more options outside traditional mobile-home parks. Zoning, covenants, utilities, financing, and local requirements still need to be verified first.

Could Churches Help Address the Housing Shortage?

Here’s an interesting trend that’s beginning to emerge in parts of the country.

Some churches and other faith-based organizations are exploring ways to use land they already own to help address local housing needs. In some states, new laws have made it easier for these organizations to develop affordable housing, transitional housing, or even small residential communities on their property.

The idea has become known by some as “YIGBY” — “Yes In God’s Backyard.”

Whether this approach becomes more common remains to be seen, but it highlights an important reality:

🏡 Solving America’s housing shortage will likely require creative ideas from many different parts of our communities.

As a Realtor®, I find it fascinating to watch how communities are looking for new ways to increase housing opportunities while meeting local needs.
