Is selling your home on your list of “to-do’s” for 2022?

If so, NOW is the best time to start preparing.

Here are 6 easy steps you can take now to lighten the load once it’s time to officially list on the MLS:

1 • Make a list of home repairs in order of importance.
Been putting them off cause you're not so handy?
No worries. Hire a friend to help you to knock 'em out.

2 • Help buyers find your home easily by replacing (or installing) modern address numbers or plaques. This is an easy way to give a home a fresh look without breaking the bank.

3 • Unseasonably warm day? Take advantage of it by pressure washing your driveway and sidewalks. You may not think it’s necessary, but I promise once you do it, you’ll notice a big difference! And so will potential buyers.

4 • Got some spare time here and there? Grab some trash bags or storage totes and one-by-one clean out drawers, closets, and bookshelves. The less "stuff" you have, the more spacious and cleaner your home will appear. Annnd it will also mean less moving/packing work once your ready to move out.

5 • What rooms need painting? Look at the days ahead and plan one weekend each month to tackle any painting projects. We know your daughter loves her pink bedroom walls… But unfortunately most buyers won’t appreciate them. Go for neutral colors like a light great, beige, or white. Looking at the national map of where in the U.S. homes are being built the fastest, almost the entire state of Utah sticks out as a glaring hot spot.

When your lender requests docs from you for pre-approval. Be 100% honest.

No one will judge you for how much debt you have, or if you have missed payments, or you don’t have $$$$ in your bank accounts. Did you know this info is all kept confidential between you and your lender anyway?

If you try to hide something from the lender, there is a 99.9% guarantee, either the lender or title will catch it. And it will most likely be during underwriting and at that point you will most likely lose out on your purchase and may lose some or all of your earnest money.

Be honest when providing docs and info to your lender. The risk is just not worth it.

You can always expect that at some point during a transaction there will be some sort of hiccup.

While every realtors dream is having a transaction go through with no issues at all, most of the time that’s just not a realistic expectation.

So it’s important that you hire the right agent to get you through any potential hiccups that may arise.

Every transaction is so much more complex than a seller or buyer even realizes. There are so many people, documents, rules, etc. involved in getting a deal to the closing table.

Your real estate agent is your single person holding everything together. They are the coordinators of each detail and when problems come up, they are the ones to fix it.

Your realtor shouldn’t scare you when problems arise, but they should have solutions before they even bring the issue up to you.
