This brand new town home was a fun transaction and a great reminder on why getting an inspection is so important.

Even though this is a brand new build with DR Horton. I advised my buyers to get their own inspection. We found some good things the sellers needed to fix, like a leaky toilet, and other dings and imperfections in the drywall.

But the most interesting find was that they had 12 gauge wire for the water heater and furnace. Our inspector recommended that it needed to be 10 gauge wire. The builders pushed back saying all the homes have been done this way and it hasn't been a problem. We hired an electrician who came out and concluded that it was indeed against code. D.R. Horton did a great job in swapping out the wire for my client and we were able to close with no hesitations about the quality of the home.

I can't help but wonder if anyone else got home inspections in their neighborhood, because I bet you they have too small of wiring for their water heater.
