Behind each sale is much more than highlights, sold signs and congratulations photos we see online. Sometimes a home purchase or sale can represent loss — a loved one’s passing, a divorce, or another tough life change. This home belonged to a dear friend’s family, and so when I was asked to assist him with the sale, it truly meant a lot to me 💛

It's definitely not always easy, exciting or glamorous, but my passion lies in helping others. So no matter the reason or the circumstances, I will always do my best to guide and support each and every client, every step of the way.

❤️ ALL. THE. FEELS. ❤️

I truly believe that people come into your life for a reason, and I’m so grateful one of those people walked into mine back in 2020. Over time, I have also been able to get to know his amazing partner and of course, his wonderful mama who I absolutely adore. 💕

Just over a year ago, we began the journey of finding these two the right home. Even as life unfolded and some visions shifted, together we navigated through it all. Time and time again, I’ve seen how hard work, honesty, and staying true to yourself allows everything to fall into place - and exactly as it’s meant to be.

These two incredible guys have such a special place in my heart, and I couldn’t be more excited to see them start this new chapter—one that holds a space for the memories they'll make, laughter they'll share, and the true comfort of being home. 🏡❤️

🏡 Another First Time Home Buyer Closed! 🏡

Congratulations to Ashton for purchasing his very first home today! At such a young age, he’s already proven himself as a business owner and now, a proud, first time homeowner too. 💪🔑

It’s been inspiring to watch his drive and determination turn into success. None of this happens without the foundation of family, and he has it! A huge shoutout to his parents for the support, encouragement, and determination that helped make this possible. 🙌

This is more than a house — it’s the next chapter of building his future. So excited to see what’s ahead! 🎉

💰 How Much Home Can I Afford?

This is one of the first (and most important!) questions buyers ask. Traditionally, lenders use a guideline called the 28/36 rule:

🏡Your mortgage payment (including taxes & insurance) should be no more than 28% of your gross monthly income.
•🏡Your total monthly debts (mortgage, car loans, credit cards, student loans, etc.) should be no more than 36% of your gross income.

👉 While this “rule” is a good place to start, it’s not the whole story. I also tell buyers that just because you can qualify for a certain amount doesn’t mean that’s what will feel right for you financially. Your comfort level, lifestyle, and long-term goals matter just as much as what the numbers say.

And remember—not all lenders are alike. Some will take extra time to really understand your situation and options. I work with some fantastic local lenders who go above and beyond, and I’d be happy to connect you.

Are home prices ever going to come down?

I am often asked this and here’s the reality....No, home prices are not expected to drop dramatically any time soon. Instead, what we’re seeing is a slow-down in how fast they’re climbing. Think more of a gentle hill instead of a steep mountain.

What is shifting? More homes are hitting the market, giving buyers more choices and sometimes more room to negotiate. It's still considered a Sellers Market in many areas of Iowa, but the market is working it's way back to being what is considered "balanced." However, buying a real estate is an Investment so home appreciation is a good thing - even when it's slowing.

🏡 Bottom line: Waiting for a home prices to fall could mean missing out on today’s options (and potentially paying more).
