We’re seeing the U.S. housing market continue its slow rebalancing this season. Active inventory is up about 4% compared to last year, though the pace of growth has finally eased after five weeks, hinting that buyers are regaining a bit more leverage without any dramatic increase in available homes. Properties are spending an average of 61 days on the market—right in line with last year and reflecting the typical late-Q3 pause after a busier start to 2026. New listings are down just 1% from a year ago, nearly back to 2025 levels, as both buyers and sellers weigh affordability and pricing with a bit more caution. The median listing price now sits at $419,000, off 1% from last year, and price per square foot has dipped to $222—its lowest since early 2026. While higher rates and increased inventory are gradually tilting the market in favor of buyers, things remain steady and measured nationwide.
